What's new on Belle Isle?
I've all the juicy "deets" for anyone who wants to know!
Tucked between the Venetian Causeway and the vibrant energy of Sunset Harbour, Belle Isle blends low-key island luxury with front-row access to Miami Beach's best scenes — all wrapped in bay views, architectural charm, and a sense of calm that feels miles from the tourist buzz.
It's where spa days start at The Standard, sunset dog walks double as Instagram shoots, and just crossing the bridge puts you in striking distance of sushi hotspots, rooftop cocktails, and some very bold real estate plans.
But in 2025? Belle Isle isn't just holding steady — it's evolving.
Think new hotel expansions, big-name restaurant arrivals, game-changing community upgrades, and sleek developments that hint at what's next for this island-sized gem.
This bayfront beauty is bound for a glow-up, and you'll want the full rundown.
Here are 4 things new to watch for on Belle Isle.

New Looks, Familiar Zip Codes — Hotel Legends Get the 2025 Treatment On and Around Belle Isle
Where: Belle Isle, Collins Ave, and Lincoln Road
When: Happening Now!
If hotel makeovers were red carpet moments, the retreats on and around Belle Isle would be at the front row this year!
And yes, the most buzzed-about transformation is happening right on the island!
The Standard Spa (40 Island Ave) is trading its offbeat boho charm for something far more refined without losing its soul, as a new five-story building will introduce 50 modern hotel rooms and six private luxury condos, complete with an exclusive entrance and parking.
The rest of the property is getting a major polish, too, shrinking the room count for a more exclusive vibe, with Barry Sternlicht behind the plans and Bjarke Ingels in charge of design.
The Belle Isle Residents Association has signed off, which says A LOT about the NEW and IMPROVED Standard Spa Hotel!
Across the bay but within minutes, Thompson Hotel Miami Beach (1685 Washington Ave) is almost ready to show off its glow-up, from what used to be a Courtyard Marriott to a 147-room destination with a rooftop pool, sky-high dining, and full-on boutique energy.
Hyatt's luxury brand is behind the revamp, and they're eyeing August 1, 2025, for the official reopening.
Lastly, farther up Collins — but still within reach for brunch reservations, The Shelborne (1801 Collins Ave) is having an identity refresh as The Shelborne by Proper.
Proper Hotels is known for stylish reinventions, and the rising Miami Beach hotel will come with a brand-new restaurant, redesigned rooms, and an over-the-top penthouse to top it all off.
For Belle Isle residents, this hospitality wave means more than just luxury stays — it's another layer of neighborhood clout.

From Sushi to Spritzes — The Foodie Frenzy Has Officially Landed Across the Bridge!
Where: Sunset Harbour
Where: Happening Now (with MORE to Come)
If you're keeping tabs on where the clinking glasses and waitlists are stacking up in 2025, glance across the bridge — Sunset Harbour has officially entered its next era as a foodie and nightlife magnet, and Belle Isle residents are close enough to claim it all as their backyard.
Leading the pack is the Harbour Club (1800 Bay Rd), a members-only social lounge that debuted in January with a built-in showstopper: a 'Riva, an elegant coastal Italian restaurant that's public-facing and already buzz-worthy.
Chef Michele Esposito commands the kitchen, crafting Mediterranean classics that pair perfectly with Biscayne Bay views and a playlist you'd expect from a room full of creative directors and low-key moguls.
Then, there's Uchiko Miami Beach (1759 Purdy Ave), which opened doors in March and immediately became the power-dinner spot of the season.
From the team behind Uchi and helmed by James Beard winner Tyson Cole, Uchiko is far from your average sushi joint but a moody, fire-forward Japanese concept where the binchotan grill is just as irresistible as the sashimi.
And yes, reservations are already a competitive sport.
Rounding out the lineup is A Pasta Bar (1784 West Ave), set to open in Fall 2025 behind Purdy Avenue.
This NYC transplant has a cult following for a reason — their handmade pasta and the minimalist-chic vibe are pure Sunset Harbour energy.
Buildout is underway, and with V&E Restaurant Group behind it, there are high expectations.
In short, you're now walking distance from a few of Miami Beach's most sought-after tables — and if you can get in before 7:30, consider it a tiny miracle.

Belle Isle's Getting Better by the Block (Literally) and Here's Why —
Where: Across Miami Beach
When: Happening Now! (and Soon)
From sidewalks to seawalls, everything around Belle Isle is getting a serious glow-up in 2025.
First on the list is the newly reopened Maurice Gibb Park (18th & Purdy Ave), which now features two bayfront piers, a music-themed playground, and lush new landscaping — all less than a five-minute walk from home.
Meanwhile, the massive overhaul of West Avenue continues with raised roads, new water lines, wider sidewalks, and a planned Baywalk segment behind 1450 Lincoln Rd, adding flood protection and walkability in one shot.
Then, a few blocks east, Lincoln Road is heading into a $60M refresh with art walks, al fresco dining, and a new beachfront park and concourse funded by the state.
Oh, did you hear that the Venetian Causeway is also in the middle of critical upgrades, like new water mains, updated utilities, and more resilience underfoot? It's not a secret, we know you've seen the construction peeps hard at work!
And while early plans for a Julia Tuttle bike path and a Baylink transit extension are still on hold, Belle Isle's future is being mapped with connectivity in mind.
Indeed, these aren't just touch-ups but neighborhood upgrades that raise the bar (and the property value).
More about these revamps as soon as new updates come in!

Shovel-Ready or Still a Maybe? Here's the TEA on the Developments Rising Around Belle Isle
Where: Sunset Harbour & Alton Road Corridor
When: 2025 (and beyond)
Are you ready to welcome more rooftops and retail neighbors at Sunset Harbour and Alton Road?
The long wait is over — one of the highly anticipated projects is already open, Eighteen Sunset (1759 Purdy Ave), a boutique Class A office and retail building that debuted in early 2025.
The five-story project hit full lease-up by April and now hosts names like Ares Management, with Uchiko anchoring the ground-floor restaurant lineup alongside a design that includes a public breezeway, a landscaped entry plaza, and polished architecture signaling Sunset Harbour's continued evolution.
Just down the road is a rumored trio of ultra-modern "Treehouse" townhomes at 1525–1545 Bay Rd, with early renderings showing green-roofed designs and a sleek, low-density profile.
If built, they'd offer a rare shot at new luxury housing only blocks from Belle Isle.
Further out, two projects remain on the watchlist.
The long-vacant former Shell gas station lot (1698 Alton / 1681 West Ave) still holds entitlements for a mixed-use build with 36 apartments and 28,000 square feet of retail (though construction hasn't begun), and over at 835 Alton Rd, the Flamingo neighborhood has floated plans for a boutique hotel or future mixed-use, but nothing concrete has surfaced yet.
While not every site has broken ground, these projects — built and brewing — will reshape the commercial and residential landscape, steps from Belle Isle's quiet edges.
