Before you move to Wynwood, spend a Tuesday there.

You already know it can give you a good Saturday, with murals, dinner, and at least one friend saying, “We should come to Wynwood more.”

A weekday visit lets you picture the less glamorous parts, like getting to work, picking up groceries, and figuring out your dedicated parking spot.

As you walk around, you’ll also notice how much changes between the Arts District and the residential streets of Wynwood Norte.

Those differences carry over to the listings, where a higher price might buy updated interiors and more room — or reflect what could eventually be built on the lot.

So, don't be surprised when a fairly ordinary-looking place comes with an asking price that makes you check the photos twice.

Here’s what your budget can get you right now in Wynwood.

AROUND $600K

1) Studios and Smaller One-Bedroom Condos

At roughly $600K, your Wynwood search will probably involve a tape measure.

Smaller condos are the main starting point in this price range, especially studios, with some one-bedroom options as you go beyond the budget.

NoMad Residences Wynwood is one place to look, although its smaller studios may measure less than 500 square feet.

You get a kitchen, bathroom, and living space in a compact layout, so it helps to think about where your everyday belongings will go before carting all the same furniture you saw in the photos.

The developer’s plans include private balconies, which add outdoor space but shouldn’t be confused with the interior square footage.

For someone who spends plenty of time out in the Arts District, that smaller footprint may be a reasonable trade for the location.

Working from home changes the math, especially if your desk, dining table, and bedside table are about to become the same piece of furniture.

So, during a showing, check storage, room for a proper work setup, and the parking arrangement.

Those details will tell you more about whether the place works than a rooftop photo ever could.

AROUND $1M

1) Larger Condos and Loft-Style Residences

Two Wynwood listings can have similar prices and very different amounts of room.

Boutique resale buildings are worth checking if space matters to you: a two-bedroom at 250 Wynwood has been advertised at $745,000 with 1,420 square feet.

Compare that with a newer NoMad two-bedroom listed at $1.1M with 840 square feet, and you can see why price alone can't be your only basis.

Around this budget, your choices can include larger resale layouts, loft-style interiors, and newer residences where finishes and building amenities account for more of the asking price.

A loft-style layout usually means a more open interior, so check how much separation you get between sleeping, working, and entertaining.

Newer options deserve the same practical look, particularly when an attractive shared lounge or pool comes with less room inside your own front door.

For any preconstruction listing—a home sold before it's finished—remember that the purchase also involves a wait, rather than an immediate move.

Start with the space and privacy you need, then compare what each building adds for the money.

2) Older Single-Family Homes in Wynwood Norte

The older houses in Wynwood Norte tell a different part of the neighborhood’s story.

Here, you’ll find homes with their own lots among the residential streets north of the Arts District, but their prices don’t necessarily match their modest appearance.

In fact, a budget around $1M is a starting point, with current examples at $1.1M and $1.2M showing why you'll need some flexibility.

Those listings also emphasize what could be built on the land, which helps explain why an older house can cost more than its rooms and finishes would suggest.

If you plan to live there, focus on the existing home.

An updated kitchen is nice, but it's more important to have a sound roof, working plumbing, and an electrical system that suits your needs.

You’ll also want to understand the yard, driveway, and any extra structures, including whether past changes were properly approved.

A house can be worth renovating because you like its location and layout, without requiring you to share the seller’s enthusiasm for a future construction project.

Price the home you want to use and the work it needs before assigning value to anything that exists only in the listing’s plans.

3) Duplexes in Wynwood Norte

Having a second residence on the property gives you more options than an extra bedroom does.

A duplex is two separate homes, so you might live in one and rent the other, accommodate family, or rent out both.

In the $1M range, Wynwood Norte has older duplexes for sale, with verified asking prices running from approximately $900,000 to $1.2M.

As with the neighborhood’s houses, some sellers emphasize the land’s redevelopment potential.

For a buyer interested in the existing homes, however, the condition of each unit, their entrances, parking, and how utilities are handled will be considerations.

If tenants already live there, ask about the leases and when a unit could be available for your own use.

Then compare the rent collected with the property’s expenses, rather than assuming the second front door will pay for everything behind the first.

The strongest fit is a duplex whose current setup supports your plans, even if you never build anything new.

AROUND $2M+

1) Premium Condos and Penthouses

A bigger Wynwood budget still doesn’t guarantee a huge floor plan.

Some higher-priced condos put more of the purchase price into the building, finishes, and particular residence: a NoMad two-bedroom advertised at $1.79M measures about 830 square feet.

At the other end of the comparison, a distinctive two-level penthouse at 250 Wynwood is advertised at $3.395M.

These are very different purchases, even though both fall into the neighborhood’s upper market.

Penthouses are limited in this tiny pocket, so buyers shouldn’t expect a long list of oversized residences just because the budget passes $2M.

When one is available, look closely at how its levels connect, how much outdoor space you would use, and whether the layout suits an ordinary day at home.

For a smaller premium condo, ask what makes that particular unit worth more than other choices in the same building.

At these prices, the answer should be something you can point to and explain—not something you need the listing agent to keep repeating.

2) Small Multifamily Properties With Three or More Units

Three or more residences on one property bring a different set of questions to a Wynwood showing.

You may be looking at a small apartment building or separate structures on the same lot, rather than one large home.

For example, a property at 255 NW 32nd Street is advertised at $1.945M with a duplex and a separate house on an approximately 10,000-square-foot site.

Its appeal includes the existing residences along with the seller’s proposed possibilities for the land, so buyers should separate what the property does today from what a future project might allow.

Start with the approved number of units, their condition, the leases, and the expenses of keeping them occupied and maintained.

If redevelopment is part of your plan, have the permitted uses and approvals checked before relying on the number of future units mentioned in an advertisement.

Also, the purchase price is only the beginning of a building project; it doesn’t include designing and constructing whatever comes next.

For someone buying primarily for rental use, the existing property should make sense on its own numbers.

THE REAL COST OF BUYING IN WYNWOOD

So, which budget works best in Wynwood?    

Before deciding how much you need for Wynwood, decide how soon you want to unpack.

A finished home, a place that needs work, and a future development can be in the same search, but each requires a different amount beyond the purchase.

For a smaller condo, $600K is a reasonable starting budget, with room left for closing costs, monthly building charges, and your own expenses.

If you want more choices or are considering a house or duplex in Wynwood Norte, $1M–$1.3M is an ideal range to explore.

Even then, a detached property may need repairs that require their own budget before you make an offer.

For a condo, find out whether parking is included, assigned, or charged separately, because “I’ll figure it out later” gets old quickly when you have groceries.

Check what the building’s monthly charges cover, then add the expenses you’ll pay yourself, including taxes, insurance, and utilities.

If renting the property is part of the plan, get the building’s rules and any management charges in writing before counting on that income.

The same care applies to a tenant-occupied duplex or multifamily property, where an existing lease may affect when you can move in.

And when an asking price depends heavily on redevelopment, find out what you would need to spend before that possibility becomes a finished home.

That could make an apparently expensive completed property a better fit than a cheaper purchase with a long list of jobs attached.

Put both on paper, including the cost of living elsewhere while any work is done.

Then return to the block at the hours you would normally be home and see whether you still want the address.

By that point, you’ll know whether you’re ready to move to Wynwood—or whether your favorite version of it still comes with a dinner reservation.
