That's just how it is in this charming nautical pocket — you want privacy, beautiful surroundings, and a convenient spot between Coral Gables and Coconut Grove, yet still have to consider your boat's much shorter list involving a suitable dock and an easy route to Biscayne Bay.

It’s a good thing Sunrise Harbour's waterfront setting gives both sides a reason to be interested, at least if your wallet allows it.

Together, those features explain the ambition behind the project, but they do not establish that the asking price reflects a typical neighborhood purchase.

However, please note that the listing advertises new construction, but completion and readiness for occupancy have not been confirmed, making the construction schedule, included finishes, and remaining work central to understanding what the buyer would receive.

So, before treating it as a home ready for the moving truck, buyers need confirmation of final approvals, including the certificate of occupancy — the city’s authorization for the completed property to be occupied.

The same clarity should extend to the dock, pool, landscaping, and other outdoor features, since the waterfront experience depends on more than finishing the rooms.

A purchase of this scale needs a clearly defined finished product and delivery terms, so the premium buys something more concrete than anticipation.

With the lower-priced available offerings asking roughly $11.3 million, a $12 million ceiling gives you properties to consider, but the difference is not automatically spare renovation money.

Before settling on an offer, have the house and its waterfront structures assessed together, because a finished interior tells you little about the condition of the seawall supporting the yard.
