1) Goulds on the Rise — Meet the Developments Reshaping 2025
Where: Goulds, FL
When: January 2025 – June 2025
New construction dust is in the air, and Goulds is wearing it like a badge of transformation.
First up, Meridian Point at Goulds Station (11850 SW 216th St) opened in January 2025, delivering 113 energy-efficient units steps from the South Dade Transitway.
Developed by POAH, this transit-oriented community features both 7- and 3-story buildings and serves families earning 30%–80% of the area's median income.
It's not just new housing — 68 of these units were specifically reserved for residents relocating from Cutler Manor, making it a two-part redevelopment story already in motion.
Next, construction broke ground on Southpointe Vista – Phase II (21300 SW 112th Ave) in May 2025.
This 12-story, 208-unit affordable tower is adding much-needed housing stock and extras such as a fitness center, bocce court, and cyber café, all connected to Phase I via a pedestrian paseo expected by late 2026.
Over at 11905–11915 SW 216th St, Monceau Realty has big plans for a 90-unit workforce housing complex with a pool, fitness center, clubhouse, and ~1,700 sq ft of retail—the project taps into the new Urban Center zoning rules, giving Goulds more mixed-use perks without losing its homegrown vibe.
Meanwhile, the proposed Black Creek Apartments (just south of Black Creek Canal on SW 117th Ave) will bring 252 units in a 7-story layout, including a standalone clubhouse and a ground-floor pool, with 336 surface parking spots to match.
K2 Capital isn't staying quiet either — they've proposed an 8-story, 206-unit community (SW 115th Rd & SW 117th Ave) with a 2-story parking podium and modern amenities, set to help Goulds meet rising demand for workforce housing.
And here comes the real skyline-shifter: The Gould (NE corner of SW 214th St & US-1) — a 25-story mixed-use tower with 300 units, 40% of which are reserved for workforce housing.
With retail at the base and 290 parking spaces, this project redefines the neighborhood's visual identity.
Not all change is vertical, though.
Lennar Homes is eyeing two future subdivisions: one at SW 220th St & SW 133rd Ct, the other at SW 212th St & SW 127th Ave, adding a total of 192 single-family homes to the greater Goulds area.

2) Attention: Giant Glow-Up Incoming — Southplace City Center Gets a Billion-Dollar Makeover

Heads up—Southland Mall is getting a glow-up so big it might need its own ZIP code.
Yes, folks, the Southplace City Center redevelopment is officially underway, and it's not just a facelift but a full-blown transformation!
The first project to break ground is The Current at City Center (20505 S Dixie Hwy), an 8-story apartment building with 350 units and 24,000 square feet of ground-floor retail.
Set to open with a massive Presidente Supermarket anchoring the retail space, this marks the first wave in a 7-year, $1.5 billion redevelopment plan.
What's next? Over 5,000 new residences, 500,000 square feet of revamped shops, restaurants, and entertainment venues, a 60,000-square-foot medical facility, a 150-room hotel, and massive green event spaces, all integrated into the South Dade TransitWay to keep it walkable and connected.
For Goulds residents, this means more job opportunities, better grocery runs, and a brand-new spot to spend your Saturdays without hopping on the Turnpike.
And don't worry; Macy's, JCPenney, LA Fitness, and other familiar names aren't going anywhere — they're just getting a serious upgrade.

3) Goulds, Get Ready to BRT-n-Go!

After what feels like forever, the South Dade Bus Rapid Transit line is finally arriving—and yes, it's going to change your daily commute.
Starting in late summer (official banners are aiming for a July 21 debut), the South Dade TransitWay BRT will roll through Goulds on upgraded, train-like buses that run on a dedicated lane parallel to US‑1.
That means no more jockeying for position in bumper-to-bumper traffic.
Expect slick improvements like pre-paid boarding, signal priority at intersections, and fewer stops to keep things moving, especially at the new stations popping up around SW 216th Street and SW 211th Street.
Whether you're headed to work, the airport, or downtown, you'll get there faster, smoother, and with more dignity than before!
This highly anticipated enhancement is part of Miami-Dade's SMART Plan to streamline South Dade growth, giving Goulds commuters a low-stress option to skip the Turnpike and still get where they need to go.

4) From Drain to Gain — The Goulds Canal Is Getting a $1.3M Fix

Yes, it's not the flashiest project, but it'll have long-term ripple effects — literally.
Thanks to a $1.375 million win in this year's state budget, the Goulds Canal is set to undergo a major restoration.
The 3,220-foot stretch east of Goulds has long been a quiet culprit of pollution, funneling nutrient runoff from nearby landfills and developments straight into Biscayne Bay—but not for much longer.
The county is now moving forward with a plan to fill in and restore key sections of the canal to help block harmful discharges before reaching sensitive ecosystems, including the adjacent national park.
Permits are already in place, and while the complete fix will take a few years, the payoff is cleaner water, a healthier bay, and fewer contaminants slipping through the cracks.

5) Hungry Yet? These Hot New Eats Are Almost Here

People of Goulds, prepare to eat well without driving into the city, as two famous restaurant names are planting flags just minutes away, and the hype is fully justified.
First up, Flanigan's Seafood Bar & Grill (20971 Old Cutler Rd, Cutler Bay, FL 33189) is finally making its way south.
Announced in May 2025, this long-awaited location will anchor the new Shoppes of Cutler Bay, a Publix-anchored plaza going up beside the future Legacy Park.
Construction kicks off later this year, with the opening expected in 2026.
Think baby-back ribs, fried shrimp, late-night eats, and yes, those famous green cup drinks without the long haul north.
Also joining the neighborhood eats lineup is Tropical Smoothie Café (18541 S Dixie Hwy, Miami, FL 33157), set to open by fall 2025 in the South Dade Shopping Center.
Replacing a former Subway, this new franchise will bring smoothies, acai bowls, wraps, and flatbreads to a busy strip just off US-1 and SW 184th Street.

6) Retail Buzz on the Horizon — Dragonfly Shops Are Landing Soon

South Dade's about to get a little more stylish — and a lot more convenient.
Approved in late 2024, the Dragonfly Shops at Cutler Bay (Old Cutler Rd & SW 216th St) will turn a once-vacant corner into a vibrant 12,400-square-foot hub of retail, food, and good vibes.
With approximately 9,900 square feet set aside for dining and specialty storefronts, the space is after that clean, open-air, "let's stroll and snack" feel, including bonuses like EV charging, outdoor seating, and parking.
Construction is expected to kick off by mid-2025, and once completed, this little plaza will offer Goulds residents fresh options just a few minutes away — no need to trek up north for your errands or your brunch.
