This once laid-back slice of Miami suburbia, quietly soaking up lake breezes and playing second fiddle, is stepping right into the spotlight, ready for its close-up!
Consider yourself warned: this isn't your average suburban glow-up, so expect to be impressed.
Today, The Hammocks and its orbit are putting on a full production with brand-new hospital towers (with their own hotel beds, no less), a next-level sports park in the works, fresh HOA leadership finally steering the ship right, plus new developments, emergency centers, and dining finds that promise to turn "just running errands" into a mini adventure.
Yup, folks, this so-called sleepy corner of West Kendall is wide awake now and determined to leave you a little stunned.
Here are 5 things new to watch for in The Hammocks.

1) The Hammocks HOA Gets a Much-Needed Makeover

If HOA horror stories were a competitive sport, The Hammocks would have taken home the gold a few years back.
The good news? 2025 brings a clean slate.
In April, the community officially welcomed Affinity Management Services as the new pro team in charge of day-to-day operations.
With 6,559 homes spread across 18 sub-associations and 22 subdivisions, The Hammocks is one of Florida's heavyweight HOAs — and after that infamous embezzlement scandal (remember the 400% fee hikes and board members led away in handcuffs?), residents were desperate for a turnaround.
Now, under Affinity's watch, The Hammocks HOA is dialing up transparency with published financial reports (and with credits promised if deadlines slip) and open communication lines that were long missing.
The new board, elected under state supervision in late 2024, is working with Affinity to overhaul outdated policies and rebuild the trust that vanished years ago.
For the first time in ages, neighbors are saying they finally know where their dues are going — and, more importantly, that someone's watching the till.
Here's hoping this chapter stays refreshingly drama-free.

2) Big Play Plans and Little Wins Around The Hammocks

Contrary to what most think, homes and restaurants aren't the only ones getting a glow-up around West Kendall.
Joining the trend are our beloved green spaces and pathways, some leveling up to your pleasure!
In early 2025, Miami-Dade County delivered its long-awaited overhaul for West Kendall District Park (SW 158th Ave & SW 88th St), a giant canvas of land just west of The Hammocks.
Currently, they're putting together a public-private partnership to transform it into a multi-purpose sports hub, with lighted fields ready for soccer, baseball, and football alongside a lake to handle drainage (and maybe a few paddleboards down the line).
The best part is that even with plans for big tournaments, locals will still get prime time on the turf.
Around the same time, the County's Active Transportation Plan started eyeing The Hammocks itself, sketching out new bike lane connections along SW 147th Avenue and around Hammocks Lake, which means fewer white-knuckle rides dodging cars and more smooth spins with a lake breeze.
The Hammocks' very own Wild Lime Park (14751 Hammocks Blvd) also received a much-needed dose of comfort this year with brand-new shade structures over the playground in mid-2025, sparing parents and kids alike from Miami's relentless sun.
Little by little, the local map's filling in with better places to play, sweat, and pedal — all close enough to keep that hammock (literal or metaphorical) within easy reach.

3) What's Rising Around The Hammocks?

When: 2025 and beyond
The skyline moments from The Hammocks are filling in fast with projects that promise more places to live, shop, and sip coffee.
First up, the massive West Kendall Town Center at SW 88th St & SW 158th–162nd Ave. is finally taking shape, so you can expect 224 apartments, nearly half a million square feet of retail and dining, a health hub, an outdoor movie spot, and even a lake to roll out in 2025, exact date TBD.
Alexan Kendall (9501 SW 137th Ave) isn't slowing down either—with Phase I now leased, they've filed for three more six-story buildings, adding another 224 apartments to top the 620 homes on site.
Over at the NW corner of Coral Way and SW 144th Ave., Coral Nest is preparing for a late 2025 groundbreaking, which will bring 38 upscale townhomes, retail anchored by Aldi, and the area's very own Chick-fil-A.
And then there's Kendall Reserve, a proposed 68-acre "mini-city" near SW 167th Ave between SW 56th & 64th St, packed with homes, offices, shops, and a hotel.
The only catch? It sits outside Miami-Dade's Urban Development Boundary, making its future a long shot.
One way or another, change is on the doorstep — and The Hammocks is about to have a lot more neighbors (and maybe a few more red lights, too).

4) Closer Hospitals, Happier Neighbors in The Hammocks

When: Late 2024 through early 2025
Good news for anyone who'd rather keep long drives off their medical to-do list: local healthcare is getting an iconic boost, and The Hammocks is on the receiving end!
First, right by West Kendall Baptist Hospital (9555 SW 162nd Ave), Baptist Health is set to unveil a 215,000-square-foot expansion comprising classrooms for training future professionals and 125 hotel rooms, which means families can stay close without crashing on plastic chairs.
They're calling it a medical hub meets mini resort, slated to open by year's end.
Then, over on Coral Way near SW 147th Ave., Baptist Health just cut the ribbon on a freestanding, 24/7 Emergency Center, the second of its kind in Miami-Dade.
Translation: authentic ER care, close by, minus the trek into the city (or the parking lot meltdown).
It all means fewer miles, faster care, and maybe even a warm cookie at check-in if that hotel operator rumor pans out.
Either way, The Hammocks just got a little healthier.

5) Attention—New Eats Are Moving Near The Hammocks!

It looks like your excuses for sticking to the same old takeout are about to vanish, thanks to a couple of newcomers popping up just outside The Hammocks.
On our list is Two Spoons Peruvian Kitchen, sliding onto the West Kendall food map (address still under wraps) and armed with plates full of citrusy ceviche and saucy lomo saltado — hearty dishes that make you reconsider sharing.
Folks who've found it early are already bragging like it's their discovery!
Also in the running is the soon-to-break-ground Coral Nest at Coral Way & SW 144th Ave, which is lining up an Aldi for wallet-friendly staples and a Chick-fil-A for waffle fries that'll become your new errand-day ritual.
With construction kicking off later this year, that corner's shaping up to be less of a quick stop and more of a full-on food detour.
Whether it's a forkful of Peruvian comfort or a chicken sandwich straight from the drive-thru, dinner around The Hammocks is about to get a whole lot more tempting (thankfully, still close enough to dodge Kendall's worst traffic).
