How many chances do you get to buy in The Sanctuary at Pinecrest each year?

It's what buyers ask themselves before comparing finishes, outdoor spaces, or price per square foot.

This is a tiny gated enclave with only about a dozen residences, which makes supply unusually limited even by Pinecrest standards.

Here, you can't choose from a long shelf of similar options.

Instead, you're waiting for one to match your timing, taste, and price range — and you can bet that's as rare as seeing a unicorn in the flesh (if they even exist).

But before you put your patience to the test, let's check how much purchasing power you really have in this ultra-exclusive nook in the Village.

Here’s what your budget can get you right now in The Sanctuary at Pinecrest.

AROUND $4M

1) Entry-Level Estate Homes

Imagine finding a private gate, nearly an acre of land, and a Pinecrest address for around $4M, only to walk inside and realize the kitchen doesn't have the same vibe as the landscaping.

That is the real $4M decision in The Sanctuary at Pinecrest.

You are not choosing between modest and luxurious, but between a property that may need updating and a more expensive one where someone else has already paid for the polished finishes.

Here, the properties may offer roughly 4,400 to 5,300 square feet, four or five bedrooms, a private pool, and a lot of about three-quarters of an acre or more.

A large property with older infrastructure may be more high-maintenance than a smaller, recently renovated one, even when its asking price suggests total perfection.

At $6M+, the best match isn't automatically the biggest residence behind the gates but one whose scale adds value, both on move-in day and several years later.

So, which budget works best in The Sanctuary at Pinecrest?

A buyer can spend months preparing for The Sanctuary and still lose the opportunity if the right owner isn't ready to sell.
