What's new in Deering Bay?
I've all the juicy "deets" for anyone who wants to know!
Tucked between Biscayne Bay and rows of Mediterranean rooftops, Deering Bay is designed around polished calm, allowing it to be a zip code where neighbors wave from golf carts, and the only rush hour involves sailboats shifting with the tide.
But peek just past the gates, and you'll notice that serenity is starting to shimmer with something new — a lineup of buzz-worthy newcomers giving the area a refined refresh.
We're talking smart upgrades, skyline shifts, and small-but-mighty changes that will reshape your morning routine, weekend cravings, and favorite routes (you'll understand soon enough!).
Ready to see what's rising, opening, or quietly reinventing life around Deering Bay?
We're ready to lead the way!
Here are 5 things new to watch for in Deering Bay.

New Paths, Clean Slates, and a Bit of Deering Bay Diplomacy
Where: Palmetto Bay & Coral Gables
When: 2025
If 2024 was the year of bottlenecks and backroads, 2025 looks a lot more promising, especially for anyone trying to get in or out of Deering Bay without triggering a stress response.
First up, the long-awaited South Dade Transitway is finally on track (literally).
This Bus Rapid Transit corridor along US-1 is being upgraded from Dadeland through Palmetto Bay and Cutler Bay, set to wrap by mid-2025 with enhanced stations, faster service, and fewer car-dependent headaches, and it could make that 10-minute drive from Deering Bay feel even shorter.
Palmetto Bay is also launching a shiny new Multi-Modal Transportation Master Plan that may bring bike paths, traffic calming, and other neighborly upgrades to areas just outside the gates.
Translation? Less honking, more cruising.
Meanwhile, Miami-Dade County is giving the corner of 18198 Old Cutler Rd, Palmetto Bay, FL 33157, a makeover, starting with a demolition of the eyesore dragging down the block.
Once cleared, the area near Old Cutler and Oak Way might see green spaces, road improvements, or, at the very least, fewer awkward glances from passing drivers.
Ready for an even breezier commute to and from Deering Bay? Well, we can't wait!

A Waterfront Wild Card with Serious Potential? What's the TEA?
Where: 6525 SW 152nd St, Palmetto Bay, FL 33157
When: TBD (currently in legal proceedings as of 2025)
What happens when a $33 million waterfront plot sits outside the gates of Deering Bay, backed by deep-pocketed developers and big ideas?
You get a high-stakes vision waiting for the green light, ready to make life around Deering Bay even BETTER!
We're talking about the former FPL site at 6525 SW 152nd St, now owned by Luxcom, which is being reimagined as the future "Yacht Club by Luxcom" — a potential residential community of 100+ luxury homes with canal access, a marina, and its clubhouse.
Yes, the original hospital idea is out, and while zoning debates continue, the new vision is far more in tune with the high-end, coastal lifestyle of the surrounding area.
Though it's currently tied up in court, the upside is hard to ignore.
If approved, the project could bring a curated, boater-friendly neighborhood next door to Deering Bay, complementing the lifestyle without disrupting it.
With Palmetto Bay's elections playing a key role in shaping the outcome, residents are watching like hawks, waiting to see how it unfolds.
But one thing's clear: if done right, this could transform a long-dormant plot into one of the most desirable extensions of Coral Gables' luxury corridor.

New Year, New Wing! Westminster Expands Its Footprint
Where: 6855 SW 152nd St, Palmetto Bay, FL 33157
When: 2025–2026 S.Y.
Westminster Christian School — just a short golf cart ride from Deering Bay — is leveling up its lower school experience in a big way.
After acquiring the former Christ Congregational Church property at 14920 SW 67th Ave. for $10 million, the campus is now adding a brand-new 27,000 sq ft Lower School building, set to open for the 2025 school year.
The expansion brings sleek new classrooms, better facilities for the littlest Lions, and possibly some added breathing room for drop-off traffic (a win for anyone who's ever braved 152nd in a school zone).
For Deering Bay families, it's a major perk to have a growing, private PK3–12 academy right next door, complete with academics, athletics, and values as polished as the neighborhood it serves.

Heads Up! Your Dinner Plans Just Got Closer (and Crunchier)!
Where: Palmetto Bay & Pinecrest
When: 2025
Just outside Deering Bay's gates, a long-vacant bank building is about to become your new go-to for burgers, cocktails, and casual dinners that don't involve the US-1 gridlock.
Meet Old Cutler Inn (16800 Old Cutler Rd), a highly anticipated landmark opening soon with about 130 seats split between cozy indoor booths and breezy outdoor tables.
Slated for early 2025, Old Cutler Inn is deemed to be the spot where you can take out-of-town guests one night and book for your kid's rehearsal dinner the next — a unique concept from owners Benjamin and Michelle Pascarella, who plan to bring back a bit of neighborhood history with this revival.
For Deering Bay locals, you can expect it to be your new walkable, welcoming, and convenient hangout spot!
Over in Pinecrest, the fast-casual chicken scene is heating up.
Chick-fil-A (13001 S Dixie Hwy) is landing in 2025, giving you a new excuse to 'run a quick errand' around lunchtime.
Not to be outplayed, Raising Cane's (Suniland Area) is also coming in hot with its signature chicken fingers and cult-following Cane's Sauce, though no dates or addresses are set in stone.
What's next on the menu? Stay tuned!

The Tooth, The Whole Tooth, and Nothing But Smiles
Where: 16709 SW 96th Ct, Palmetto Bay, FL 33157
When: Happening Now!
If your idea of dental work includes fluorescent lights, awkward radio, and a vague sense of dread, Deering Dental is here to crush that trauma with a whitening tray and a side of zen.
A short drive from the Deering Bay gates, this newly opened dental spot feels more like a luxury lounge than a medical office with flat screens on the ceiling, lavender-scented everything, and a dentist who talks to you like a human instead of a molar with legs.
So, if you want to keep your smile as polished as their countertops or have full cosmetic work done, stop by Deering Dental!
You've upgraded your home, wardrobe, and car — might as well upgrade your teeth, too, right?
