Coral Gate reached a meaningful milestone last fall when the Miami City Commission reviewed the placement of a Coral Gate Historical Marker at its central intersection.
While it won't cause property values to spike overnight or crowds to flood in, it formally acknowledges Coral Gate as one of the early planned communities in Miami's history, giving long-overdue context to an area many locals have passed through for decades.
For homeowners, this recognition strengthens Coral Gate's identity and adds a layer of historical credibility and pride that resonates with buyers who value character and legacy, while retaining Coral Gate's essence: quiet, established, and grounded in its roots.

The City of Miami rolled out updated guidelines explaining how the Live Local Act will work moving forward — and while Coral Gate itself stays firmly single-family, this update still deserves attention.
In plain terms, the city confirmed where higher-density residential projects are allowed and under what conditions.
Sure, these projects aren't headed into Coral Gate's residential streets, but they could appear along nearby commercial corridors where zoning already allows more flexibility.
And if you ask us, it could be a good thing.
The new rules provide information on allowed density, what affordability requirements developers must meet, and how long those units must stay rental, which means fewer guesses, "maybe" scenarios, and surprise proposals popping up without context.
For Coral Gate homeowners, this isn't about bracing for construction tomorrow.

A few new openings landed along familiar routes Coral Gate residents already use, and we're sure you're curious about which is which and who opened where.
Well, ladies and gents, the 'tea' you're looking for is finally here!
Let's start with retail.
In late summer 2025, Kenmore Studio opened a 3,000-square-foot showroom inside the former Sears building at 3655 SW 22nd Street.
Instead of leaving the large space idle, the opening added fresh commercial activity along Coral Way, and everyone is vibing with it.
Dining followed along Coral Gables in October 2025, when Basilico Ristorante opened at 2312 Ponce de Leon Boulevard, adding another sit-down Northern Italian option along one of the area's most reliable restaurant stretches.
Then, in January 2026, My Cousin Nick, a Greek street-food-style spot, joined the lineup at 2207 Ponce de Leon Boulevard, offering another neighborhood-friendly dining hub just minutes from Coral Gate.
Yes, peeps, more options nearby means fewer excuses to cook — and that's never a bad thing.

Tune-Up Season Is Here — The Latest Fixes, Upgrades, And Tweaks Nearby
Where: Coral Gables & Coral Way
When: August 2025 – January 2026
Over the past few months, nearby streets and shared spaces have seen a steady round of tweaks and upgrades.
In August 2025, Coral Gables approved an art installation for The Aurelian (912 E Ponce de Leon Blvd) through the city's Art-in-Public-Places program.
Then, between October 20 and 24, 2025, Coral Gables broke ground on a Ponce de Leon Boulevard improvement project spanning from Menores Avenue to Antiquera Avenue, which includes resurfaced roads, upgraded sidewalks, new medians, and a traffic circle.
It's somewhat mildly inconvenient now, but this will make driving and walking smoother for Coral Gate folks in the long run.
Oh, and by the way, did you notice that Phillips Park (90 Menores Ave) temporarily closed on November 3, 2025?
If you're wondering why, it's for turf and amenities upgrades, so you can expect better facilities waiting on the other side.
Lastly, in January 2026, FDOT reiterated that work continues on the Coral Way roadway project (State Road 972 / Coral Way) — an $11.1 million effort that began in July 2025 and is expected to be completed by summer 2026.
It was a long wait, but the infrastructure tradeoff is worth it!
