On the Venetian Islands, the phrase “near the water” won't help you trim down your open listing tabs.

With six islands on Biscayne Bay, almost all homes have some sort of water access, but where you want it shapes your decision.

Would you enjoy seeing the water on a walk along the causeway, or do you want it outside your living room window?

And we're telling you, the second one can make the price considerably more expensive.

So decide what you love about island living before that 4K video tour decides for you.

The view may grab your attention, but what would you give up to have it?

Here’s what your budget can get you right now on the Venetian Islands. 

AROUND $500K

1) Studio and One-Bedroom Condos

Belle Isle offers another way to experience the Venetian Islands without making a multimillion-dollar commitment.

Around $500K, the practical search centers on studios and one-bedroom condos in older buildings, including smaller residences at 3 Island Avenue.

Expect roughly 500 to 900 square feet, with enough room for everyday living if your furniture collection knows its limits.

Depending on the unit, your outlook might include the bay, Belle Isle Park, neighboring buildings, or a combination of all three.

A renovated interior can make moving easier, but it doesn’t tell you whether the building has expensive work ahead.

Compare the monthly association charges and any additional repair assessments—extra bills shared among owners—before deciding which listing offers the better deal.

A comfortable unit in a financially sound building is a stronger starting point than stretching for the best balcony photo.

2) Co-Op Apartments

Biscayne Island has another entry point that can get lost in a search filtered just for condos.

Sandpiper Villas offers older co-op apartments, with smaller one-bedroom residences opening more doors at this budget.

Here, you purchase shares in the corporation that owns the property, along with the right to occupy your apartment.

That difference matters because financing, buyer approval, and rental rules can work differently from a conventional condo purchase.

The residences themselves can be compact and straightforward, making this an option for buyers who value the island location more than extensive amenities.

Before getting attached to a particular apartment, confirm how you can finance it and whether the community’s rules suit your plans.

The lower purchase price is ideal only if the ownership arrangement works for you, too.

AROUND $5M

1) Two-Bedroom and Larger Condos

More bedrooms without spending close to $5M? Yes, it's possible.

Belle Isle buildings such as Nine Island Avenue and Costa Brava offer larger layouts, while 1000 Venetian Way on Biscayne Island extends the search to substantial multilevel and combined residences.

Two-bedroom options can provide separate living and sleeping areas, while larger three-bedroom plans create more room for guests, an office, or both.

As you move into the multimillion-dollar range, expect more generous terraces, larger interiors, and stronger views to become part of the comparison.

Penthouses and occasional townhome-style residences belong in this search, although those layouts appear less often than conventional apartments.

However, more space can also bring a larger share of building expenses, so compare monthly charges alongside square footage.

Set your minimum space requirements first, then decide whether the next step up offers something you’ll use every day.

2) Non-Waterfront Single-Family Homes

A yard and a private pool become realistic priorities around $5M if direct waterfront frontage isn’t on the "must-have" list.

Interior streets on San Marco, San Marino, Di Lido, and Rivo Alto offer established houses, including renovated residences with three or four bedrooms.

Current examples around this level show that roughly 2,300 to 3,000 square feet can come with useful outdoor space and a much more private daily routine than apartment living.

The variety is considerable, though, as one house may have a thoughtful renovation, while another earns its price through its lot and location.

Newer construction and more substantial homes can exceed this budget even without touching the bay.

Also remember that living on an island does not give an interior property private water access or docking rights.

If your goal is a house on the Venetian Islands, separating that wish from owning shoreline gives you a more workable search.

AROUND $15M+

1) Established Waterfront Single-Family Homes

An older house with a well-positioned waterfront lot can command a substantial price, even without a fancy kitchen.

Around the mid-teens and above, buyers can pursue established Venetian Islands homes with private outdoor areas facing the bay, often including a pool and dock.

Some have been extensively renovated, while others leave room to improve the layout or finishes over time.

That makes it important to separate what you’re paying for the residence from what you’re paying for the frontage, outlook, and lot.

Two houses with similar bedroom counts may offer very different views across the water, privacy from neighbors, and boating arrangements.

A dock also needs to suit your boat, so check its condition, water depth, and permitted use individually.

Give the waterfront setting as much thought as the house, because changing the cabinets is considerably easier than changing the view.

2) New-Construction Waterfront Estates

The new waterfront estates advertised across the Venetian Islands often sit well beyond a $15M search ceiling.

For this subsection, the plus sign means buyers should be prepared to explore the $20M–$40M+ market, depending on the property.

These homes offer a different scale of living, with expansive interiors, large glass openings, substantial bedroom suites, and outdoor entertaining areas designed around the bay.

We're talking about having the architecture, layout, and waterfront spaces planned together, instead of piecing together decades of renovations.

Still, a completed home and a property being sold during construction are different purchases, even when both appear under “new construction.”

Confirm the delivery status, included equipment, and remaining work before planning your move around the photographs.

A higher budget should buy a clear understanding of what will be ready when you receive the keys.

3) Waterfront Lots and Redevelopment Properties

Some Venetian Islands listings put most of their value in what you could build next.

This category includes vacant waterfront sites and properties marketed primarily for replacing the existing residence.

You're given the chance to design around a particular stretch of shoreline, view, and lot shape, rather than adapting someone else’s floor plan.

But a $15M+ acquisition budget covers the site or existing property, with design, approvals, construction, and waterfront work still to follow.

Listings with proposed plans deserve a careful distinction between an architectural concept and a project approved to proceed.

Since the islands span Miami and Miami Beach, the property’s municipality also determines which city handles its approvals.

Price the finished project before negotiating the land, so the purchase leaves enough room to build the home you intended.

THE REAL COST OF BUYING ON THE VENETIAN ISLANDS

So, which budget works best on the Venetian Islands?

Before closing those listing tabs, separate the cost of getting onto the islands from the cost of getting everything you want there.

For an entry-level purchase, $500K is a credible search budget if the monthly building expenses also fit.

If you want a private house, arriving with around $5M puts you in a more practical position than hoping the least expensive listing will meet every requirement.

That still leaves direct waterfront ownership as a separate financial decision.

For that, the mid-teens are a useful starting point, with a substantially higher allowance for a newly built estate.

Whatever your price range, establish how much cash you want left after closing before deciding how far to stretch.

On Belle Isle, request the building’s current budget and planned work so you can distinguish predictable monthly expenses from additional payments ahead.

For a co-op purchase on Biscayne Island, confirm financing early, since the amount you need upfront may change which apartments are realistic.

Across the six islands, obtain insurance quotes for the specific property before treating two similar asking prices as equivalent.

A waterfront address also deserves its own allowance for marine inspections and any immediate work, especially if boating is part of the reason you’re buying.

Those figures give you a better basis for choosing between more space, a better view, and less work after moving.
