Seventy million dollars sounds like it should buy certainty, but Indian Creek isn't just any other neighborhood.
Recent sales at this level have ranged from a three-bedroom property that traded for $68M to a newly built twelve-bedroom estate with more than 15,000 square feet, showing just how little bedroom count alone explains the prices on this island.
Another seven-bedroom estate sold for $79M, while a later six-bedroom purchase reached about $90M.
The common denominator is not a particular architectural style or amenity package; it is a scarce waterfront parcel on an island with only a few dozen residential properties.
Large lots, direct bay frontage, private docks, mature landscaping, and the potential to renovate or rebuild can carry enormous weight even when the existing house is not the newest one on the island.
That redevelopment value is real enough that some buyers have acquired expensive existing homes with plans to replace them rather than preserve them.
It also means a $70M budget does not guarantee that a suitable property will be publicly available when you want one, since major deals on Indian Creek often happen privately.
At this level, shop the parcel and the opportunity first; the number of bedrooms may be one of the least interesting numbers attached to the property.

1) Waterfront Residential and Redevelopment Lots
Indian Creek has managed to make an empty lot a nine-figure purchase.
In fact, a roughly 1.8-acre waterfront parcel at 9 Indian Creek Island Road sold for $105M in June 2025 after being marketed with plans for a roughly 25,000-square-foot future estate.
The site offered about 200 feet of waterfront, but the buyer was still purchasing land rather than a finished mansion.
This shows you how Indian Creek prices property: the address, parcel size, frontage, privacy, and rarity can be valuable enough to make the existing house optional.
For a redevelopment buyer, however, $100M is nowhere near the end of the spreadsheet.
Design, demolition when necessary, construction, landscaping, waterfront work, permits, consultants, and the cost of maintaining the property while the estate is being built all come afterward.
Indian Creek also has its own Building Department, and construction work is permitted Monday through Friday rather than on weekends, while contractors working in the Village must register before accessing the island.
If you plan to build from scratch here, treat the nine-figure land purchase as the admission price to the project—not the finished cost of owning it.

1) Nine-Bedroom Trophy Estate Homes
On this end of Indian Creek, even “move-in ready” may be asking too much.
The nine-bedroom estate at 7 Indian Creek Island Road sold for $170M in March 2026 with roughly 27,889 square feet on about 1.84 acres, setting a new Miami-Dade residential sale record.
The more unusual part is that the house was still under construction when the transaction closed.
That property was planned with a private dock, large pool, wellness spaces, entertaining rooms, and other highly customized features, but the buyer was also taking over a major building project rather than simply receiving a set of keys.
This is what separates the trophy tier from an already extraordinary $70M purchase.
At $150M+, buyers may be paying for a rare parcel, monumental scale, bespoke architecture, and years of design and construction already invested in the site.
Scarcity also makes conventional comparison difficult; there simply are not enough similar sales on one tiny island to produce the tidy list of comps you would expect in a normal neighborhood.
For a buyer at this level, the better question is not whether $150M buys an impressive estate—it is whether the particular estate is rare enough that waiting for another one would be the more expensive choice.
THE REAL COST OF BUYING ON INDIAN CREEK
So, which budget works best on Indian Creek?
Indian Creek is not a place where you set a budget and start shopping.
Here, you set a budget and hope one of its few doors opens.
This condition makes $70M less of an entry ticket and more of permission to join the community when the right owner is ready to have one.
Bring $100M, and the situation becomes even more distinct, because recent history says you could spend every dollar of it on waterfront land and still need a house.
Move beyond $150M, and you enter trophy-estate territory, although even a record-breaking purchase can come with construction crews instead of champagne glasses.
The number that matters on this island, then, is not simply how much you can wire at closing but how much money you can comfortably leave outside that wire.
A redevelopment project can keep architects, builders, landscapers, dock specialists, consultants, and permit paperwork busy for years, and Indian Creek does not speed up just because the owner has an impressive balance sheet.
Once the house is finished, the property can seem more like a private resort than a weekend maintenance project, with waterfront grounds, pools, docks, generators, sophisticated home systems, security, and staff all needing attention.
Even the country club belongs in a separate column, since buying one of the island’s coveted addresses does not automatically hand you membership next door.
Indian Creek also gives buyers very little room to play the usual waiting game, because there may not be a similar property coming next month—or next year.
