Tiny enough that anyone can walk through it before sipping their Owalas empty, Belle Isle condos still command prices on par with other luxury communities in Miami Beach.

While the island revolves around one green park, a handful of waterfront buildings, and the simple pleasure of living near South Beach without hearing every decision it makes, its homes make up for whatever most think it lacks by offering generous rooms, practical balconies, and gorgeous waterfront views.

The monthly fees, though, will have you taking a second look over the rim of your glasses.

Here, a condo with a lower asking price can cost more than a pricier neighbor once you consider assessments, insurance, reserves, and building projects.

Those views? They also play favorites, with park-facing, bay-facing, and skyline-facing units sometimes living in completely different price brackets inside the same address.

And guess what? We haven't even mentioned the other charges on top of the down payment!

So, start counting coins and opening up a savings account — we're listing down the options you can expect in a Belle Isle home search.

Here’s what your budget can get you right now on Belle Isle. 

AROUND $500K

1) Compact Studios in Older Waterfront Towers

Belle Isle’s lowest-priced condos are usually studios in older waterfront buildings, particularly around 3 Island Avenue.

Current options include units ranging from 540 to 625 square feet priced from about $350,000 to $375,000.

Meanwhile, floor plans often feature one main living and sleeping space, one bathroom, and a kitchen that probably will not host a televised cooking competition.

What buyers gain is an island address, a waterfront pool, assigned parking in many cases, and Belle Isle Park close enough to become an extension of the living room.

Some studios have balconies or partial water views, while others face nearby buildings or the park.

Condition varies, so a lower price may come with an older kitchen, dated flooring, limited storage, or windows that aren't impact-glass.

Monthly association fees also take up more room in the budget.

This type of property is perfect for a buyer who wants a small Miami Beach base and values location more than extra rooms.

2) Oversized One-Bedroom Condos

For a more practical entry purchase, a one-bedroom condo with enough space to avoid eating dinner beside the bed is another consideration.

Examples of this are several current listings at 5 Island Avenue that offer about 950 square feet, one and a half bathrooms, and asking prices between roughly $444,000 and $489,000.

That is a generous amount of space for a one-bedroom, especially compared with many newer condos where every square foot is a rare commodity.

Buyers will typically find a separate dining area, a large living room, walk-in storage, balcony, and space for a desk or occasional guest setup.

The buildings are older, so interiors range from fully renovated to perfectly usable but waiting for someone to remove the beige.

Views make a difference even within the same address.

A lower-floor park-facing unit and a high-floor bay-view unit may share a floor plan but have very different prices.

The monthly fee can exceed $1,500, so the attractive asking price should always be tested against the complete monthly cost.

That said, an oversized one-bedroom remains the strongest $500,000 option for a full-time resident or frequent Miami visitor, provided the fee, reserves, and upcoming building work fit comfortably beside the mortgage.

AROUND $1M

1) Full-Size Two-Bedroom Condos in Waterfront Towers

Around $1 million opens the door to Belle Isle’s most common family-sized purchase: a true two-bedroom condo in a waterfront tower.

Current listings include a 1,190-square-foot residence at Nine Island Avenue for $949,000, a 1,305-square-foot unit at 5 Island Avenue for $900,000, and a 1,238-square-foot home at Costa Brava for $925,000.

These are not tiny second bedrooms designed around the dimensions of a yoga mat.

In fact, buyers can commonly expect two proper bedrooms, two bathrooms, a balcony, parking, and enough living space for a dining table, home office corner, or guests who stay longer than promised.

The buildings may also offer waterfront pools, gyms, doormen, valet service, tennis courts, or bayfront common areas, depending on the address.

Inside the unit, however, the range varies a lot.

One condo may have impact windows and a recent renovation, while another may offer excellent square footage and a kitchen last updated when granite first became a "thing."

Views also influence the number, with direct bay, skyline, park, and neighboring-building exposures competing inside the same tower.

Association fees typically run well into four figures each month, with one current Nine Island two-bedroom reporting $1,543 per month, while a larger Costa Brava residence reports $2,387.

To sum it up, this range is the ideal Belle Isle budget for buyers who need two real bedrooms, but compare the unit, view, monthly fee, and association records as one package rather than four separate decisions.

2) Low-Rise Bayfront Residences

If you didn't already know, Belle Isle has one clear low-rise condo option for buyers who want waterfront living without moving into one of the island’s taller towers.

The six-story building at 1 Century Lane contains only 48 residences, giving it a quieter and more residential scale than most of the surrounding condo market.

Current offerings include a two-bedroom with roughly 1,280 square feet at $675,000 and a renovated two-bedroom with three bathrooms and about 1,210 square feet at $955,000.

The layouts often feature broad living rooms, useful balconies, and space for buyers who prefer fewer neighbors over a long amenity list.

However, the building may not offer the same valet, tennis courts, large fitness areas, or social spaces that you see in Belle Isle’s bigger towers.

There are also fewer comparable sales and similar recent transactions available to help judge whether a listing is priced fairly.

That said, the current 1,210-square-foot listing reports a monthly association fee of $1,434, which remains significant even without a resort-sized amenity deck.

Buyers should confirm parking, guest access, renovation rules, storage, and exactly which waterfront areas and facilities belong to the association.

This option suits buyers who want a more intimate bayfront setting and do not need their building to serve as a private club, but the limited supply means waiting for the right unit, no matter how long that takes.

AROUND $2M+

1) House-Sized Three-Bedroom and Combined Residences

At $2 million or more, Belle Isle begins offering condos large enough to replace a house without bringing a lawn mower into the relationship.

A current three-bedroom at Nine Island Avenue is listed for $2.2 million with approximately 2,388 square feet, three full bathrooms, a separate laundry room, and two large balconies.

Other residences in this category may be in large original floor plans or units combined by previous owners to create extra bedrooms, offices, family rooms, or multiple living areas.

With these types of homes, buyers can get substantial indoor space, bay or park views, full-service amenities, and a lock-and-leave setup.

The catch is that more space creates more surfaces to renovate, more windows to replace, and a larger share of many association expenses.

Some large units are even sold in original condition because the next buyer is expected to redesign everything at once.

That can be an opportunity, but renovation inside an occupied condo building comes with approval rules, contractor requirements, working-hour limits, elevator scheduling, and neighbors who will know exactly when the tile removal begins.

At this level, buyers should also confirm whether the layout was legally combined and whether all permits and association approvals are complete.

A house-sized condo is ideal for someone who needs real living space without leaving Belle Isle, but a renovation allowance can be just as important as the down payment.

2) Mid-Century Residences in Low-Density Buildings

Belle Isle has a specific example of this niche, Belle Towers, a mid-century waterfront building with far fewer residences than the island’s larger condo towers.

Built in 1958, the eight-story property contains only 46 units and is known for its curved façade, open-air entrance, broad windows, and bayfront pool. 

That smaller scale appeals to buyers who care about architectural character, privacy, and the number of bedrooms.

A current two-bedroom is listed at approximately $1.995 million and offers about 1,790 square feet, placing entry into this market close to the beginning of the $2 million tier. 

The residences typically feature generous rooms, wide windows, terraces, and proportions that work best for design-focused renovations.

Buyers are not choosing this building because it has the island’s longest amenity list.

They are paying for its recognizable architecture, limited number of residences, waterfront setting, and scarcity of available units.

That limited supply also means prices can shift sharply based on the view, floor plan, exposure, and quality of the renovation.

However, since the building dates to the 1950s, buyers should review structural work, reserves, insurance, plumbing, windows, balconies, and previous assessments, even if the apartment has already received a more put-together redesign.

This option suits a buyer willing to pay for architectural character, lower-density living, and limited supply—not someone judging value by how many amenities appear beneath the listing photos.

3) Terrace Residences and True Penthouses

Belle Isle’s highest-priced condos are not merely regular units moved closer to the roof.

They offer features that change how the property lives, such as enormous private terraces, top-floor privacy, multiple exposures, fireplaces, unusually high ceilings, or several standard units’ worth of interior space.

A terrace residence at Nine Island Avenue was recently listed for $5.79 million with three bedrooms, approximately 2,079 square feet, and a monthly association fee of $2,717 before going pending.

At the Grand Venetian, a current penthouse is asking $10.985 million for three bedrooms and roughly 4,750 square feet.

With a $2 million budget, you can tap into Belle Isle’s scarce upper edge, where buyers are comparing private outdoor space, panoramic views, rarity, and scale rather than counting bedrooms alone.

However, this also means that you'd have to deal with large terraces, which will raise questions about waterproofing, drainage, maintenance responsibility, wind exposure, and which improvements the association permits outdoors.

Penthouses may have multiple parking spaces and extraordinary privacy, but they also command the largest monthly fees and can absorb a sizable share of building assessments.

The view may be cinematic, yet the financial documents are required reading.

This category suits buyers seeking a singular property rather than a standard condo, with enough reserves to maintain both the residence and the privileges that make it rare.

THE REAL COST OF BUYING ON BELLE ISLE

So, which budget works best on Belle Isle?     

Belle Isle is one of those markets where the asking price can be the calmest number in the entire purchase.

A buyer must have enough cash left after closing to handle unit improvements, moving costs, insurance, and an assessment.

Monthly fees matter as well because many buildings provide pools, waterfront grounds, staffing, elevators, insurance, maintenance, and decades of shared infrastructure.

Current listings show fees ranging from roughly $1,400 to more than $2,700 per month, depending on the building and unit size.

That expense should be tested alongside the mortgage and taxes before considering a lower purchase price.

Property taxes should be estimated from the expected purchase rather than copied from the seller’s current bill, and Miami-Dade provides an official estimator for that purpose.

Owners also need personal condo coverage and should understand what the association’s master policy does—and does not—protect.

Flood insurance is separate from most standard homeowners policies, which matters on an island surrounded by Biscayne Bay.

The association’s milestone inspection and Structural Integrity Reserve Study should be additional considerations as they reveal whether major structural needs have been identified and if money is being set aside for future work.

Meeting minutes, budgets, reserve balances, insurance renewals, pending projects, lawsuits, and assessment history can tell a very different story from the renovated lobby.

For many buyers, the $1 million range is the most practical position because it offers two-bedroom options without going for Belle Isle’s rarest and most expensive inventory.

The comfortable buyer, however, is not the one who spends every available dollar winning the unit.

It is the one who can enjoy the park, the water, and the quiet while the building handles its next expensive chapter.

On Belle Isle, peace of mind is the amenity no listing photographer can capture—and the one worth budgeting for most.
