On a map, it looks like one big community, but in reality, it's made up of smaller sections connected by lakes, trails, and different associations.

This means the fees, rules, and upkeep can change depending on where you live in The Hammocks.

Your proximity to Town Center, nearby schools, and Kendall Drive also determines how manageable your everyday errands and commutes will be.

So, no, you're not just choosing an address in The Hammocks — you're deciding how much space and convenience you want, and how much you're willing to pay monthly for it all.

And with prices changing from one part of The Hammocks to another, understanding the market can help you narrow your search more easily.

Here’s what your budget can get you right now in The Hammocks. 

AROUND $300K

1) Condos and Villa-Style Condo Units

At $300K, buyers are usually welcomed by The Hammocks through its condo market, where listings commonly fall in the upper-$200Ks to low-$300Ks.

Most options include one to three bedrooms and roughly 600 to 1,100 square feet.

Depending on the section, you may also find a screened balcony or patio, assigned parking, a pool, a clubhouse, tennis courts, and access to the neighborhood’s walking paths.

Some villa-style condo units offer private entrances or two-story layouts, which can provide more separation than a standard apartment-style floor plan.

Meanwhile, a condo association manages shared parts of the community and collects monthly dues for services such as exterior maintenance, landscaping, building insurance, and amenities.

But what those dues cover can vary between sections.

Condition also deserves a close look, especially in older units where the kitchen, bathrooms, air-conditioning system, windows, or flooring may need updates.

Sections such as Hammocks Trails and Vista Lago can offer different layouts, amenities, and association details, so buyers should compare the full package rather than assuming every condo is the same.

1) Townhomes and Attached Villas

The $500K range lets buyers gain more room without taking on the full cost of a detached home.

Townhomes and attached villas commonly offer two to four bedrooms, about 1,300 to 1,900 square feet, private entrances, patios, driveways, and sometimes one-car garages.

Some also have lake views, corner locations, or easy access to pools, clubhouses, tennis courts, and the internal trail system.

The word “villa” can be a little slippery in listings because it may describe an attached residence with its own entrance, even when the legal classification is a townhouse or condo.

A remodeled townhome may cost more upfront, but another property at the same price could leave room for improvements.

Buyers should also check pet rules, rental limits, parking arrangements, past assessments, and whether the association has enough savings for future repairs.

At $500K, focus on the full monthly cost and the responsibilities attached to the property, not just the extra bedroom or nicer kitchen.

AROUND $700K+

1) Single-Family Homes

Once the budget reaches $700K and above, detached single-family homes become the main part of the search.

Buyers will generally see three- to five-bedroom homes measuring roughly 1,700 to 2,900 square feet.

Many offer larger yards, attached garages, updated kitchens, extra living areas, and, in some cases, private pools or newer hurricane protection.

Some homes are move-in ready, while others are priced around their lot, size, or location and still need cosmetic work, which matters because a larger home with an older roof, kitchen, or air-conditioning system can quickly turn into a bigger project.

Detached ownership also puts more of the maintenance directly on the buyer, including the roof, yard, drainage, pest control, air-conditioning system, and pool equipment.

The section’s rules still matter, too, particularly when they cover landscaping, exterior changes, parking, fencing, or other neighborhood standards.

Homes near the lakes and trails may attract more attention, while properties closer to Kendall Drive or SW 137th Avenue may appeal to buyers focused on daily access.

Before closing, review the roof age, electrical and plumbing updates, flood-zone information, insurance requirements, and any permits for additions or renovations.

A $700K+ home can deliver the space many buyers want, but the purchase should leave enough cash for repairs and regular ownership costs.

The smartest choice is the home that gives you the right amount of space without making every future improvement wait for another paycheck.

THE REAL COST OF BUYING IN THE HAMMOCKS

So, which budget works best in The Hammocks?

The best budget in The Hammocks depends on how much monthly responsibility you are comfortable carrying.

A $300K condo can open the door, but association dues, insurance, inspections, prepaid taxes, and possible assessments need to fit the budget from day one.

For a townhome or villa, buyers must plan beyond the mortgage because some sections have both a master association and a smaller community association.

That second layer may cover different services, so one monthly fee does not always tell the whole story.

Also, ask who handles the roof, exterior walls, landscaping, gates, lakes, and shared amenities before comparing two listings.

If you are buying near one of the lakes, insurance and flood-zone details shouldn't be last-minute surprises.

A $700K+ house gives you more control over space, but it also brings the roof, air-conditioning system, yard, drainage, pest control, and storm preparation into your name.

Pool equipment and older electrical or plumbing systems can add another line to the ownership budget.

Property taxes can change after the sale, so the current tax bill is only a starting point.

Buyers who want a private yard or more living space should look closer to $700K and keep a separate repair reserve.
