Who gets the better deal in Sunset Harbour: the person enjoying the sunset by the waterfront or the one watching it from their own terrace?

Sure, they get the same sky, but one paid considerably more to watch it in slippersand we don't blame them.

Having this view at home is tempting, especially when the neighborhood’s restaurants and marina are also nearby.

But since you can enjoy those conveniences from several price points, spending more needs to get you something you’ll appreciate beyond your first night inside your new (or not-so-new) Sunset Harbour house.

An extra room, updates you won’t have to handle yourself, or a terrace you’ll use often enough to forgive the price — you have to figure out which of those deserves your money before the evening light helps you overlook a few extra zeros.

Here’s what your budget can get you right now in Sunset Harbour.

AROUND $800K

1) One- and Two-Bedroom Tower Condos

Dinner in Sunset Harbour does not require a multimillion-dollar address, and neither does living close enough to walk home afterward.

In fact, with just $800,000, buyers can consider one- and two-bedroom residences in Sunset Harbour North and South, the established towers beside the marina.

The listings reviewed include an approximately 800-square-foot one-bedroom below this budget and a roughly 1,130-square-foot two-bedroom near it, so the choice is not limited to squeezing everything into one room.

However, those options will not necessarily offer the same outlook, updates, or usable outdoor space.

A residence facing the city can put you just as close to the neighborhood’s restaurants as one facing the bay, which makes the view a personal spending decision rather than a requirement for enjoying the address.

Once you find a layout you like, shift your attention from the balcony to the building paperwork.

Monthly fees and planned repairs can change the ownership cost, particularly if the association expects owners to contribute extra money toward a major project.

That extra charge is called a special assessment, and its payment schedule deserves a place in your calculations before you make an offer.

You should seek a home that gives you enough everyday comfort—and enough money left over to enjoy the neighborhood you moved for.

AROUND $2M

1) Updated Tower Condos and Boutique Residences

Would you rather have another bedroom or a smaller building? In Sunset Harbour, you'll have room to debate at the $2M mark.

The available choices around this budget illustrate that tradeoff, with a three-bedroom tower residence asking roughly $2.3 million and a two-bedroom at Palau asking about $2.1 million.

Palau offers a more intimate building setting along 20th Street, while the established towers offer buyers another combination of layouts, outlooks, and shared amenities.

Neither option automatically wins, especially when the home with fewer bedrooms might suit your routine better than the one with more doors.

Instead, compare where you would work, eat, entertain, and put the things that listing photographers are paid to hide.

Then look at how the renovation supports that routine, from kitchen storage and bathroom placement to the connection between the living room and terrace.

Building services matter too, but their value depends on whether you use them often enough to justify the monthly charge.

And because the examples reviewed sit above $2 million, buyers treating that number as a firm ceiling will have a narrower selection than what they initially expected.

A little flexibility can help, provided the extra spending solves a daily problem rather than just buying a more impressive lobby.

2) Townhouse-Style Residences

The charm of a Sunset Harbour townhouse becomes more vivid when you want to spread out across several rooms rather than move to a higher floor.

The current three-bedroom offering at $2.3 million provides roughly 2,640 square feet, giving buyers a different space equation than the condos around the same price.

At the Townhomes at Sunset Harbour, generous layouts, terraces, and garage arrangements can make the residence more practical for buyers who want room for guests, hobbies, or working from home.

That extra space still comes within a shared community, though, so a house-like layout doesn't give you complete control over everything outside your door.

Before planning exterior changes or treating the outdoor area as entirely yours, confirm what you own, what you may alter, and what the association maintains.

The floor plan is also a factor since the placement of stairs and bedrooms can determine whether those extra square feet make life easier.

For boat owners, the nearby marina adds another reason to consider the location, although a home purchase should never be assumed to include a berth.

With limited townhouse inventory available, it's dangerous to assume that townhouses are automatically the better deal.

Instead, you should ask yourself whether this particular layout and its responsibilities suit you and your routine.

AROUND $3M+

1) Premium Condos and Penthouses

Sunset Harbour’s upper market makes a persuasive argument for spending more time at home, despite all the places to go downstairs.

For $3 million and above, the available choices include a three-bedroom residence near $3 million, a tower penthouse near $3.5 million, and a Palau penthouse asking approximately $5.6 million.

These are individual offerings with different advantages, so not every additional million buys the same upgrade.

The premium can reflect more interior space, a distinctive layout, carefully finished rooms, or a better relationship between the home and its views.

For example, a penthouse in a taller waterfront tower offers a different perspective from one in Palau’s lower-rise setting, even though both carry the same penthouse label.

So, treat the terrace as a deal-breaker.

Spend time checking its shade, exposure, privacy, and connection to the rooms inside, because an outdoor area you avoid for much of the day has less practical value than its dimensions suggest.

The same scrutiny belongs indoors, where custom finishes should be assessed for their condition and usefulness as well as their appearance.

And when comparing asking prices, keep the $5.6 million offering in perspective as an expensive end of the available selection, rather than the standard cost of a premium Sunset Harbour residence.

The right upgrade should make your ordinary evenings better, not just give your guests something to discuss on the way home.

THE REAL COST OF BUYING IN SUNSET HARBOUR

So, which budget works best in Sunset Harbour?

Before choosing a Sunset Harbour budget, decide how much you are comfortable paying each month after the initial purchase.

Here, the answer matters because a manageable asking price can sit beside a substantial association bill.

At $800,000, you have a credible starting point among the listings reviewed, but it works best when the residence and the building’s finances both fit your plans.

Buyers drawn to the middle selection should allow roughly $2.1–$2.3 million for the examples identified, plus closing expenses and a separate reserve.

Stretching to secure more space makes less sense if the monthly commitment leaves you second-guessing every dinner around the corner.

So, ask what the association fee includes, which projects are funded, and whether owners face additional payments.

Then look beyond the total to the practical arrangements, including assigned parking, guest access, storage, and responsibility for windows and terraces.

Those details can influence daily comfort in a neighborhood where part of the appeal is leaving home on foot.

For boat owners, price the marina arrangement separately and confirm availability before counting on a berth near the residence.

Likewise, anyone buying with plans to renovate should check the building’s approval process, work hours, and contractor requirements before choosing a move-in date because even a straightforward interior project can become inconvenient when it must fit around a shared building’s schedule.

You can handle those commitments while enjoying the convenience that brought you to Sunset Harbour if you have the right budget for your lifestyle and personal needs.

Don't just stick to a number — calculate your daily, weekly, monthly, and yearly costs, and leave enough room for surprises and in-betweens on top of the listing's asking price.

Otherwise, you may secure the perfect place to watch the sunset, but you'll be spending the whole evening thinking about the bill.
