A home away from the water can charge more with how much work has gone into it, while another address gets an entirely different advantage just because one of those four lakes happens to be outside the back door.
Inventory is usually limited too, so buyers are rarely choosing from ten nearly identical versions of the same thing.
Instead, every listing brings its own combination of location, condition, improvements, and someone else’s very expensive decisions.
Royal Oaks may have gates at the entrance, but once you are inside, predictability isn't on the guest list.

1) Entry-Level Interior-Lot Single-Family Homes
Royal Oaks does not exactly have a bargain aisle, but $900K is about as close as this neighborhood gets.
Buyers around this level are usually looking at older interior-lot homes, meaning properties that do not sit directly on one of the community’s lakes.
Three or four bedrooms and roughly 2,000 to 2,500 square feet are realistic targets, although larger homes can occasionally fall into the range when condition becomes part of the equation.
Recent sales include a three-bedroom home with about 1,948 square feet at $875K and four-bedroom homes around $900K to $960K, showing that this lower end is an expected part of the market.
However, there is a compromise, and it's usually in the finishes, age, layout, or amount of work already completed.
A bigger house does not automatically mean a better deal either, since one five-bedroom property with more than 3,500 square feet sold for $975K after being marketed as a major renovation project.
That is why buyers should focus more on what still needs money than on how impressive the square-footage number looks online.
If getting behind the Royal Oaks gates matters more than getting the most luxe version of the neighborhood on day one, $900K can work—but flexibility about updates will make the search much easier.

Current and recent Royal Oaks properties in the $1M-to-mid-$1M range have stretched from roughly 2,500 square feet to more than 4,000 square feet, which is a pretty good warning not to judge value by size alone.
Some owners have poured the money into kitchens, bathrooms, roofs, impact protection, pools, outdoor entertaining areas, and major interior redesigns.
Others give buyers considerably more house but leave more room for the next owner to put their own stamp on it.
That is how a smaller, beautifully redone property can stand its ground against something with an extra thousand square feet and not look remotely embarrassed about it.
Pools are common enough at this level, but they are still an amenity rather than something every $1M buyer should expect automatically.

Royal Oaks has four lakes, so when one becomes part of your backyard, the lot has something to say about the price too.
Lakefront homes start in the $1M range, often pairing the water with three to five bedrooms, larger interiors, pools, and established outdoor spaces.
Recent examples include a waterfront home on NW 162nd Street that sold for $1.15M, while other lakefront properties have reached well into the $1M-plus range.
Unlike a remodeled kitchen, though, waterfront is not something you can add later because you suddenly found room in the renovation budget, giving these properties an advantage even when the house itself isn't the biggest or newest option available.
Buyers should still compare the condition of the residence though, because the lake view does not magically replace an aging roof, older pool equipment, or a renovation list.
It is also worth deciding how much you value the setting before paying extra for it, especially when a beautifully improved interior-lot home may compete at a similar price.

Some Royal Oaks owners remodel their houses, but at $2M+, a few remodel what “house” means.
This thin upper end is where buyers encounter the community’s most ambitious custom properties, with larger or combined lots, multiple suites, elaborate entertaining spaces, resort-style pools, substantial garages, and finishes designed well beyond the neighborhood’s more typical resale stock.
A current home near the $2M mark occupies two lots totaling more than a quarter acre and includes five bedrooms, 5.5 bathrooms, multiple suites, a three-car garage, covered terraces, and a generator.
Another property asking about $2.35M offers roughly 3,783 square feet, four bedrooms, 4.5 bathrooms, a large corner lot, pool, and highly customized interiors and outdoor areas.
However, inventory is limited, so buyers should not expect a steady parade of $2M estates waiting behind every gate.
And because these houses tend to be highly personalized, the one with the biggest price tag may only be the one whose upgrades, lot, and design happen to match what you would have spent years creating yourself.
For someone who wants Royal Oaks at its most customized and doesn't want to assemble the finished product one renovation at a time, unlock the $2M+ range and avoid compromise.
THE REAL COST OF BUYING IN ROYAL OAKS
So, which budget works best in Royal Oaks?
In Royal Oaks, the asking price only tells you which gate you can afford to enter, not how polished the property will be once you get through it.
Here, you'd want roughly $1.2M to $1.4M available for the purchase if the goal is to shop with real choice rather than wait for the next sub-$1M opportunity to appear.
Recent sales have ranged from below $900K to $1.2M and beyond, while the active market has pushed well into the mid-$1Ms, so searching with exactly $1M can leave you surprisingly dependent on timing and condition.
Royal Oaks inventory is small, and the houses are not interchangeable.
You might wait months for the right floor plan, renovation level, or lake position instead of simply picking the best of ten similar listings.
The Town also funds guard-gate service through special taxing districts, and its current proposed rates are $707.50 per parcel in Royal Oaks Section One and $856.09 in Royal Oaks East.
That assessment is separate from the usual computations for mortgage, insurance, and everyday home expenses.

At the $2M end, larger lots, extra A/C zones, bigger roofs, elaborate outdoor areas, and multiple suites can turn “custom estate” into a fairly impressive list of things that require maintenance.
So the smartest Royal Oaks buyer is not necessarily the person who reaches for the highest tier.
It is the one who knows which parts of the property are worth paying someone else to have already perfected—and keeps enough money left to make sure those very expensive decisions don't get in their way.
