Private waterfront means inspecting and maintaining the dock, paying attention to shoreline conditions, and making sure the boat you own—or plan to own—fits the route out.
The City lists a 16-foot clearance at the Matheson Hammock–Hammock Oaks bridge, so vessel height must also be considered.
Land creates its own equation.
Half an acre of mature South Florida landscaping is beautiful, but trees, irrigation, pools, generators, gates, and long stretches of exterior property do not maintain themselves.
That makes the high-$3Ms to mid-$4Ms a sensible place to enter if the guard-gated setting, privacy, and estate scale have priority over private boating.
