How do you even choose a house when you're in Entrada Estates, where there's usually only one for sale?

A tiny gated pocket of Coconut Grove, this luxe community cuts off your normal afternoon of browsing listings before you can even finish your coffee.

This is because only a few properties change hands, so buyers often have to judge today’s asking price against past sales, rather than three similar homes conveniently listed down the street.

Mind you, the numbers can get wild fast, because a major renovation, a better lot, or access to the water can add several million dollars without the house necessarily becoming twice as big.

It also means price per square foot does not always tell the whole story, especially when privacy, land, and waterfront access are factors in your house hunt.

So, when your shortlist somehow ends up with exactly one house on it, you best believe its price tag has to do a lot of explaining.

Here’s what your budget can get you right now in Entrada Estates. 

AROUND $6M

1) Established Estate Homes on Oversized Lots

In Entrada Estates, $6 million does not necessarily buy the newest house on the block.

What it can buy is a substantial home sitting on a piece of Coconut Grove land that would make many newer luxury developments jealous.

A good example is 3632 Stewart Avenue, a four-bedroom residence with about 6,258 square feet on roughly 0.53 acre that sold for $5.85 million in 2024.

That combination of house and land is the real attraction in this pocket.

Established Entrada properties may have mature tropical landscaping, swimming pools, large rooms, deep yards, and the privacy that comes from having far more space between you and the next front door.

The interiors can tell a different story, since some homes may reflect an earlier generation of luxury rather than the latest minimalist renovation.

For the right buyer, that is less of a problem and more of an opportunity to update the house without having to hunt for the land first.

Just remember that older estates can bring older roofs, windows, plumbing, electrical systems, and previous additions into the inspection to-do list.

Ultimately, $6M works best for buyers who value lot size and privacy enough to accept that the house itself may still have some catching up to do.

AROUND $8M

1) Large Multi-Level Estates with Resort-Style Amenities

Imagine touring a house and realizing halfway through that you have not seen an entire floor yet.

That gives you a pretty good idea of where the $8M conversation can go in Entrada Estates.

The current $7.85 million listing at 3601 Matheson Avenue has six bedrooms, 7.5 bathrooms, about 8,933 square feet of recorded living area, a three-car garage, a pool, and an elevator.

Its lower level adds another collection of spaces for lounging, working, exercising, entertaining, and whatever else requires its own room once the house gets this large.

This is where Entrada buyers can prioritize sheer functionality rather than simply adding another bedroom to the count.

Think separate guest areas, multiple kitchens or prep spaces, gyms, offices, covered terraces, pool areas, and garages with room for more than the daily driver.

That said, every extra system eventually needs to be added to the maintenance schedule.

Elevators, multiple air-conditioning units, pool equipment, security systems, and extensive landscaping are wonderful right up until several of them decide they need repair in the same month.

For buyers who genuinely use the extra rooms rather than simply admire them on the floor plan, $8M can buy an impressive amount of private living space inside Entrada Estates.

AROUND $10M+

1) Fully Reimagined Turnkey Estates

Here is where Entrada Estates proves that square footage can still lose an argument.

A beautifully rebuilt or extensively renovated home may sell for far more than a larger property nearby because buyers at this level are often paying to skip the renovation story altogether.

That happened at 3600 Stewart Avenue, which sold for $10.48 million in July 2026 after undergoing a major 2026 renovation.

The main home has about 4,173 square feet, plus a separate gym and guest wing, on more than half an acre.

It guaranteed a complete package: updated interiors, impact glass, a chef's kitchen, expansive terraces, a heated pool, an outdoor kitchen, and landscaped grounds that were already finished.

Nothing says luxury quite like not having to spend your first year choosing tile samples.

That convenience is considered a serious premium in Coconut Grove, where major renovations can involve architects, contractors, permits, landscaping, and plenty of time.

Buyers should still look closely at exactly what was replaced and permitted, because “turnkey” is a marketing term before it is a building standard.

For someone who values finished design over maximum square footage, $10M+ can buy the rare Entrada Estates luxury of reaping what someone else sowed.

2) Direct-Waterfront Modern Estates with Private Docks

There are Entrada Estates addresses, and then there are Entrada Estates addresses where Biscayne Bay is part of the backyard.

Those properties play by a different set of numbers.

Only a limited portion of the enclave has direct waterfront positioning, so buyers are competing for something scarce even by Entrada standards.

A strong example is 3648 Matheson Avenue, a tropical-modern home that sold for $14 million in 2023 with about 160 feet of waterfront and direct Biscayne Bay access from the Entrada Estates boat basin.

Here, the premium is not a nicer view through the living-room windows.

Private frontage can change how the property is used, especially for buyers who want boating access without leaving home.

The architecture often responds to that setting too, with large glass openings, covered terraces, pools, outdoor kitchens, and entertaining areas positioned toward the water.

This is also where due diligence becomes more specialized, since buyers need to understand dock condition, shoreline structures, flood exposure, water depth, boating access, and which waterfront improvements are permitted.

A $10M+ budget can put these properties into consideration, but Entrada's strongest waterfront estates can go beyond that number.

If direct Biscayne Bay access is the feature you refuse to compromise on, the smartest budget is one with enough flexibility to follow the waterfront rather than force the waterfront to fit the budget.

THE REAL COST OF BUYING IN ENTRADA ESTATES

So, which budget works best in Entrada Estates?     

Being able to afford a luxury home in Coconut Grove and being financially ready for Entrada Estates are two different calculations.

A recent $5.85 million sale proves that an established estate can trade around the $6M mark, but with today's available Entrada listing asking $7.85 million, a buyer who wants a realistic shot should probably think closer to the $7M–$8M range as a practical starting budget rather than build the entire plan around finding another bargain.

And because there may be only one suitable property available, keeping extra liquidity can matter more than stretching every available dollar into the purchase price.

The neighborhood does have an association, and one recent 2026 sale reported annual dues of $1,250 covering common-area and grounds maintenance, though buyers should verify the current dues and coverage for the specific property they are considering.

That fee is hardly the number likely to ruin anyone's spreadsheet at this price point.

Maintaining half an acre of tropical landscaping, a large pool, several air-conditioning systems, security equipment, an elevator, or a guest wing can make the house itself considerably more demanding than the association bill.

Waterfront buyers get another column entirely, as docks, shoreline structures, boats, and exposure near Biscayne Bay bring costs that dry-lot owners may never have to consider.

Flood details should also be checked property by property, and Miami-Dade recommends reviewing the flood zone and elevation certificate when applicable; the current Matheson listing even notes that its primary insurable living areas begin on the upper floors.

Property taxes deserve their own fresh estimate, since assessed values can reset after a change of ownership and Miami-Dade provides a tax estimator specifically for buyers trying to model that cost.

On a purchase measured in millions, even a small percentage difference isn't as small as you think.

The bigger financial question, though, is how much money you want available after closing for renovations, storm preparation, landscaping, mechanical systems, or whatever ambitious project a half-acre Coconut Grove property inspires six months later.

If $6M represents the absolute top of your buying power, Entrada Estates may require more patience than compromise.

If you can shop comfortably around $8M and maintain a generous reserve afterward, you enter the market with much more room to deal with its unpredictable inventory.

And once waterfront becomes non-negotiable, the budget needs to be flexible enough to follow the property—because in Entrada Estates, the house may be rare, but the opportunity to spend another few million is never particularly shy.
