A gorgeous condo view worth millions and an endless list of maintenance fees? It exists in Aventura.
A city of towers, marinas, golf-course views, gated communities, and buildings that compete almost as hard as the listings inside them, Aventura features a collection of homes for different ages, groups, and, yes, even income brackets.
Here, two homes with the same asking price can offer completely different lives, depending on the floor plan, age, view, and amenity package.
An older condo may give you more space than you expected, while a newer one may trade a few hundred square feet for sleek finishes and a lobby that's eternally prepared for its close-up — and those are just two out of a plethora of properties!
With these many options, choosing can become overwhelming, especially when you've come prepared to spend.
So, always keep in mind that buying in Aventura is not only about finding the nicest unit; it is about selecting which version of Aventura luxury makes sense once that dotted line is signed.
Here’s what your budget can get you right now in Aventura.
AROUND $500K
1) Established Two-Bedroom Condos
Around $500K, the most common choice is a two-bedroom condo in one of Aventura’s established towers.
Current listings near this budget typically offer about 1,100 to 1,600 square feet, although the exact amount changes considerably from one building to another.
Some units come with updated kitchens, large balconies, water or golf-course views, and enough living-room space to own furniture that doesn't have to be transported flat-packed.
Others provide the generous floor plan but leave the buyer to handle the renovation, usually beginning with a kitchen that remembers several past presidents.
Most buildings include amenities such as pools, gyms, security, valet parking, tennis courts, or waterfront walking paths.
Those features are convenient, but they also help explain why the monthly condo fee can become a major part of the housing budget.
Building age matters too, since older towers may have upcoming repairs, reserve requirements, or a special assessment — an extra bill charged to owners when the association needs money for a major project.
A two-bedroom condo can offer plenty of space around $500K, but buyers should compare the building’s finances as closely as the unit’s finishes.
2) Larger Three-Bedroom Condos
Three-bedroom condos also appear around $500K, usually in older buildings or units that have not received a full makeover.
Current examples include three-bedroom residences of roughly 1,180 to 1,480 square feet priced between $450K and $490K, with larger options often exceeding $500K.
The extra bedroom can work as a home office, guest room, or the place where unopened boxes begin a new life, a.k.a, storage room.
Buyers may also find two or three bathrooms, balconies, covered parking, and access to the same pools and fitness centers offered by higher-priced units.
The compromise, however, may be seen in the kitchen, flooring, view, building age, or monthly fee.
A low asking price can be attractive, but it may lose some charm once you learn about renovation costs and association expenses.
This category works best for buyers who value bedroom count and usable space more than having the newest interior in the building.
3) Low-Rise Townhomes
Buyers who would rather skip the elevator may find townhomes or townhouse-style condos around $500K to $600K.
Current options include two- and three-bedroom homes with roughly 1,100 to 1,500 square feet, including Mariner Village properties from the upper $400Ks into the upper $500Ks.
Many have two floors, private entrances, patios, and more separation between the living area and bedrooms.
Some also include garages or driveway parking, which can feel like a huge burden off your shoulders after years of circling a condo garage looking for space 417.
These properties still belong to an association, so buyers are not escaping monthly fees or community rules.
They are also much less common than condos, which means the selection can be narrow at any given time.
A low-rise townhome is a realistic alternative at this budget, but buyers may need to be patient when choosing between privacy, condition, and location.
AROUND $1M
1) Large Condos in Full-Service Communities
Around $1M, buyers can find large two- and three-bedroom condos in communities such as Williams Island, The Point, Mystic Pointe, and Hidden Bay.
“Full-service” generally means the building provides staff and amenities such as security, valet parking, concierge service, pools, fitness facilities, spas, tennis courts, or marina access.
Current listings near this budget range from about 1,600 to more than 2,200 square feet, with some older luxury buildings offering even larger floor plans.
The rooms are often more generous than those in newer developments, and buyers may gain large balconies, several bathrooms, and wide water or skyline views.
A 2,000-square-foot condo can seem much like a house, except the lawn, pool, and lobby are somebody else’s Tuesday problem.
That said, a large residence in a service-heavy community can carry a substantial monthly fee, similar to that of a current three-bedroom near $848K, which reports an HOA fee of $2,777 per month.
Around $1M can buy impressive space, but buyers should decide whether they will use enough of the community’s services to make the monthly cost worthwhile.
2) Newer Luxury Condos
Buyers who prioritize newer construction can also shop modern waterfront buildings around $1M, although they may receive less space than they would in an older tower.
These residences usually offer floor-to-ceiling windows, open kitchens, contemporary bathrooms, private elevator entries in some buildings, and shared spaces ready for a magazine shoot.
Current examples include newer two- and three-bedroom condos at roughly 1,600 to just over 2,200 square feet around the $1M mark.
The newer systems and updated interiors can reduce the amount of work after closing.
However, newer buildings often charge a premium for the architecture, amenities, marina access, and uninterrupted view rather than simply selling square footage.
A buyer may therefore face a surprisingly philosophical question: more room in an older building or shinier room in a newer one?
Newer luxury condos suit buyers who care more about modern design and move-in-ready living than squeezing the maximum number of square feet from the budget.
3) Larger Townhomes and Townhouse-Style Residences
Around $1M, Aventura’s townhome choices become larger and more comfortable.
Current listings include three- and four-bedroom townhomes priced from the upper $700Ks to about $1M, with floor plans ranging from roughly 1,500 to 2,700 square feet.
Buyers may find garages, multiple floors, private patios, three or four bathrooms, and enough separation to prevent every conversation from becoming a household meeting.
Communities such as Marina Cove can also provide gated access and a more residential atmosphere while remaining close to Aventura’s shopping, dining, and waterfront areas.
The association may still control exterior changes and charge monthly fees, so this is not complete suburban independence with palm trees.
Availability is also limited compared with condo towers, especially when buyers want a renovated home, a garage, and a desirable location at the same time.
This budget gives townhome buyers better options, but the best properties may require quick decisions because the supply is never especially deep.
AROUND $2M+
1) Luxury Waterfront Condos
At the opening end of the $2M+ market, buyers will mostly find large waterfront condos rather than detached homes.
Current listings between roughly $1.75M and $2.35M include three-bedroom residences with about 2,400 to 3,400 square feet in buildings such as Williams Island, The Point, and Peninsula.
These homes may include private elevator access, several terraces, formal and casual living areas, oversized primary suites, and broad water or skyline views.
At this point, the closet may have more usable space than some starter condos.
Buyers are also paying for premium services, privacy, landscaped grounds, marina access, and amenities that can make the building feel like a private resort.
However, monthly fees, insurance, and property taxes rise with the experience, so the purchase price should not be the only large number in the plan.
Around $2M can buy serious waterfront luxury, provided the buyer is comfortable carrying the building and the residence at once.
2) Oversized Penthouses and Duplex Residences
Your penthouse fantasy in Aventura becomes a reality once the budget reaches the mid-$2M range.
Current listings include a 4,339-square-foot four-bedroom penthouse at $2.5M and a renovated two-story residence with 4,260 square feet at $2.85M.
Simply put, a duplex residence is a condo arranged across two floors — not a rental property with two separate homes.
These properties can bring double-height spaces, rooftop access, private gardens, huge balconies, private elevators, and views that make closing the curtains a trade-off.
Some offer more than twice the space of a newer luxury condo at a similar price.
The building may be older, though, and a giant penthouse can produce equally giant renovation, air-conditioning, and association costs.
Penthouses offer exceptional space for the money, but buyers should inspect the condition and carrying costs before becoming distracted by the staircase in the sky.
3) Gated Single-Family Homes
Detached homes exist in Aventura, but they make up a small corner of a market dominated by condos.
Current inventory includes only a limited number of single-family listings, with one three-bedroom, 2,970-square-foot home asking $2.5M.
Most options are concentrated in gated communities such as Aventura Lakes, where buyers may find garages, private outdoor space, community security, and pools in some homes.
With this type of home, there's no upstairs neighbor, no shared hallway, and no elevator stopping on six floors when you are carrying groceries.
The catch is that these homes are scarce, and many still come with association fees and community rules.
A $2M budget may be possible, but buyers wanting a larger, renovated, or especially well-positioned home may need to move higher.
Detached-home buyers should treat $2M as a starting point and prepare for a smaller selection than the condo market provides.
4) Private-Island and Ultra-Luxury Condos
Once the budget moves beyond $3M, Aventura’s private-island and boutique luxury properties can be considered.
Privé, located on its own island, currently has three-bedroom residences listed around $3.5M to $3.8M, with larger combined homes and penthouses climbing much higher.
These properties offer more privacy, fewer neighbors, private elevator access, expansive terraces, marina views, and amenities designed for buyers who find an ordinary luxury tower slightly too public.
The square footage may not always be dramatically greater than a lower-priced penthouse elsewhere in Aventura.
What changes are the exclusivity, age of the building, level of service, and the fact that reaching home may involve crossing a private bridge.
Association fees and property taxes can be substantial, and the most impressive residences may increase the price to $5M, $10M, or beyond.
Private-island living makes sense for buyers who are willing to pay for privacy and experience—not just counting bedrooms and square feet.
THE REAL COST OF BUYING IN AVENTURA
So, which budget works best in Aventura?
Buying in Aventura means budgeting for more than the unit, because the building comes home with you too.
A buyer should be able to cover the down payment and closing costs without emptying the account meant for moving, repairs, or the next surprise from the condo board.
Around $500K can be a comfortable entry point, but only when the monthly association fee still leaves room for normal life, in Aventura at that.
That fee may cover pools, security, elevators, landscaping, staff, and building insurance, so it is not simply an expensive gym membership with better palm trees.
Older towers may also bring special assessments, which are extra charges owners pay when the association’s existing funds don't cover major repairs.
This is why the building’s reserves, inspection reports, and planned projects matter almost as much as the unit’s view.
Buyers should also request a fresh property tax estimate and check flood insurance by exact address, since the previous owner’s costs may not match theirs.
Around $1M often gives buyers more freedom to choose a stronger building, a better unit, or fewer immediate updates, though the monthly carrying costs can rise quickly.
At $2M+, the home may look effortless while the bills unknowingly develop a luxury lifestyle of their own.
The safest budget is not the highest price a lender approves.
It is the amount that leaves enough room for fees, taxes, insurance, assessments, and the occasional repair without turning every email from management into a small emergency.
Aventura works best for buyers who can afford the building during an ordinary month, not only the unit on closing day.
The right home should give you a better view of the water—not a worse view of your bank balance.
