     Adapt to a serene, sophisticated lifestyle amidst the vibrant Metro as you cruise through life in High Pines and Ponce Davis, two distinguished residential pockets celebrating the beauty of South Florida with the added allure of exclusivity and convenience!    

    Venture a few blocks from the heart of South Miami to find the premier residential communities of High Pines and Ponce Davis, two of the most revered residential paradises within the bustling Metropolitan! 

     High Pines is a little hamlet between South Miami and the Ponce Davis area, offering wide tree-shaded boulevards and neighborhood residential streets, and Ponce Davis is a suburban pocket tucked away from the bustling metropolis but close to Downtown Miami and the financial district. 

    Albeit among the least-visited destinations in Miami, despite their favorable locations minutes from several top tourist spots, the same can't be said for High Pines'  and Ponce Davis' appeal with locals, especially those up for a life amidst the action of the Metro with the added charm of sophistication, lush landscapes, luxurious homes, and serenity! 

    In fact, High Pines and Ponce Davis are the MASTERS of blending leisure and lifestyle, leading both onto the radars of homebuyers across Miami — and their growing populations show no signs of stopping! 

    So, if you're transitioning to become part of these thriving communities or are still in the process of making an informed decision, know that the BEST of South Florida living will be right at your doorstep as soon as you fully immerse into the coveted lifestyles of High Pines and Ponce Davis!

     And to make it as smooth and stress-free as can be, I'm here to guide you through the ESSENTIALS of living in High Pines and Ponce Davis !  

     Here are 7 things you need to do IMMEDIATELY when moving to High Pines and Ponce Davis. 

     (1) 

     A New Chapter Unlocked: Your High Pines And Ponce Davis Homes ACTIVATED! 

    Writing a new chapter of your life within the communities of High Pines and Ponce Davis?

    Before you plan the ending of that "novel," you'll have to sort out the "twists" and "plots" first!

    And by that, I mean your High Pines or Ponce Davis utilities, a.k.a. your electricity, water, and natural gas services!

    To "power up" your home, create or log in to your existing account at the  Florida Power & Light Company (FPL)  website and apply for service at your new address, new or otherwise. 

    New account holders need to submit their Social Security, Driver's License, Social Insurance, or Tax ID number, the new service address, and the connection date, and existing FPL customers only need to advise the disconnection date (old address), re-connection date,  and complete service address for a service transfer.

    Aside from this, a deposit of $25 (minimum) and other initial set-up fees may be charged upfront, whether you're a new or existing customer.

    Next is your natural gas service care of   TECO Peoples Gas  or   Florida City Gas (FCG) .

    After confirming availability, you may submit the necessary IDs and connection date (new customer) or advise the disconnection date, the complete address of your new home, and your preferred service transfer date (existing customer).

    Your deposit fees may be based on the home's square footage or equal to twice the average monthly bill, and you may need to settle a connection fee before the service connection.

    Lastly, check for water and sewer availability at your new address on the  Miami-Dade Water & Sewer  website.

    Once confirmed, new customers must create an online account and deposit $50 for water, $50 for sewer, and a non-refundable $45 connection fee, and existing owners must also settle any outstanding balance before service transfer.

     (2) 

     A Lifetime Of Connectivity: Prepping Your Home With Reliable Internet And Cable Services 

    In these modern times of social media, web-surfing, and "Smart" everything, a reliable internet connection and a premium cable service are not just "accessories" but means of SURVIVAL.

    So, before you get caught without high-speed internet service and your favorite TV show in the background, "connect" your High Pines or Ponce Davis home to the rest of the world through services providers like  Comcast Xfinity  and   AT&T !

    After you've chosen a provider and a competitive package, apply for a new service by submitting your complete address and proper IDs online or in person at the nearest store, or if you're an existing Comcast or AT&T customer, request for a service transfer as soon as you settle any remaining balance on your account!

    It's also best to check with your provider if you need to settle deposits, activation/installation, and equipment rental fees upfront to avoid any "surprises."

    Otherwise, these said charges may reflect on your first bill.

     (3) 

     "Officially" Yours: What Every Person NEEDS To Become A Floridian 

    Entering into a "relationship" with the sunny state of Florida?

    Before you can fully "commit," you'll need a Florida driver's license!

    Jokes aside, a Florida driver's license is a REQUIREMENT within 30 days of establishing residency and your "green light" to drive on all Florida roads!

    So, if you're moving from a different country or state, visit the nearest  Florida Department of Highway Safety and Motor Vehicles (DHSMV)  or any local office offering driver's license services and submit the necessary documents for your FIRST Florida ID.

    Click on the applicable residency status to know which documents to have on hand when you apply:

    •  U.S Citizen   
    • Immigrant 
    • Non-Immigrant
    •  Canadian 

    The initial Florida Class E license, including a learner's permit, is $48.00, a commercial driver's license (Class A) is $75.00, and an ID Card fee is $25.00.

    If you have a current or previous driver's license from another state, country, or jurisdiction, the Drug and Alcohol courses, Class E Knowledge exam, and Florida Driving test may not be mandatory, yet the Vision and Hearing test is still a must!

    Also, don't forget to get insurance to title and register your vehicle(s) within ten (10) days of establishing residency.

    On the other hand, those with existing Florida driver's licenses will have to notify the DMV of their new address for an updated driver's license to avoid breaking the law.

     (4) 

     Creating Opportunities: Exploring The Best Schools Across High Pines And Ponce Davis 

    Moving with the family means spending a lot of time researching the best schools, and since High Pines and Ponce Davis are two family-centered communities, you'll be happy to know that there's a lineup of Miami's top educational institutions within your midst!!

    Yes, folks, I'm talking about schools like Sunset Elementary School, Gulliver Prep | Upper School Campus, Pinecrest Elementary School, Somerset Academy South Miami, International Studies Preparatory Academy, and Our Lady of Lourdes Academy — a few of the top schools in South Miami and Coral Gables!

    Public, charter, and private schools from elementary to senior high school — your child will be set for success no matter which option you choose!

    If you're a United States citizen over 18 who meets all the requirements to become a registered voter (as you should!), submit your application with the proper IDs and documents through the  Florida Department of State  or the  Miami-Dade County Elections Department  online, by mail, or in person at the Elections Department or any Elections Branch office!

    To give you an idea, any current and valid identifications with a photograph and signature (e.g., Florida Driver's License, United States passport, etc.) is enough to get that application a "green light," so soon after you settle into your new High Pines or Ponce Davis home, make your voter registration a PRIORITY!

     A Spotlight On Mother Nature: Supporting High Pines' And Ponce Davis' Recycling And Waste Management Efforts  

    While the "true" beauty of a community isn't defined by aesthetics, it's usually considered the foundation of its residents' safety, health, and overall living experience.

    And part of High Pines' and Ponce Davis' draws, aside from sophistication, lavish real estate, and ideal locations amidst the Metro, is their unrelenting efforts to be among Miami's sustainable communities.

    In short, High Pines' and Ponce Davis' ULTIMATE goal is to become greener, cleaner, and BETTER for Mother Nature and the safety of their communities!

    So, to support this worthy cause, uphold your duty as a new member of their communities by following and keeping to heart their recycling and waste management programs headed by both the  City of Miami Solid Waste Department  and the  City of Coral Gables - Sanitation Services !

    And while the exact information, schedules, and rules depend on where you live in High Pines and Ponce Davis, here are the current solid waste, "bulky" garbage, and recyclables schedules:  

    •  Residential Garbage collection (twice a week) 
    • Recycling collection (every other week) 
    •  "Bulky" trash collection (once a week) 

    Failure to follow these waste management codes will result in a fine or arrest.
