What's new in The Redlands?
I've all the juicy "deets" for anyone who wants to know!
Anchored by fruit stands, farmland, and a fiercely loyal community, The Redlands may be unincorporated, but it moves to its own rhythm — slow, scenic, and wonderfully stubborn.
Here, tractors share the road with Teslas, eggs are often still warm when you buy them, and a mango grove might be your neighbor's backyard gym.
But in 2025, this peaceful South Dade pocket is shifting in ways both subtle and seismic, with change sprouting up at every corner.
Think solar farms blooming where crops once grew, townhomes stepping onto farmland, celebrity estates swapping hands, and farm weddings getting a green light (with noise fines on standby).
The Redlands may not make flashy headlines, but it's evolving fast, and if you blink, you might miss the quiet revolution brewing in the grove!

1) Sprouting Roofs Where Mangoes Used to Grow — Meet The Upcoming Developments Around The Redlands!
Where: Redland, Naranja, Princeton, and Florida City
When: 2025
The Redlands isn't known for rapid change — until now.
What used to be groves and wide-open skies is slowly filling up with construction plans, zoning debates, and a whole lot of townhome renderings.
One of the most significant shifts is Bluenest at Krome (SE corner of Krome Ave and SW 272nd St), a 700-townhome mega-project that received a green light in May.
Along with housing, Bluenest at Krome will feature shops, dining, and a built-in neighborhood vibe, with approximately 20% of the homes tagged workforce affordable — but not everyone is jumping for joy.
Locals are worried about losing farmland — and peace.
Just a little north, Lennar is pitching Rodan Estates (13250–13330 SW 224th St), a 138-home plan that would replace a grove with a suburban-style setup, complete with a dog park and playground.
While still waiting for rezoning, if approved, Rodan Estates will be another transformation in Redland's rural footprint.
Next, Bluenest Naranja (15335 SW 268th St), a 26-acre parcel near the edge of town that will offer a 284-townhome project that's still under review.
And if you thought that was it, Lennar has even more on deck: a 296-townhome site at Palm Cove Reserve near SW 286th St, a 119-home estate-style community at SW 296th St & SW 192nd Ave, and 280 more townhomes coming to Princeton.
They're also working on smaller infill sites across Homestead and Florida City.
The mangoes may still be hanging on, but the rooftops are gaining ground fast!
Now, the question is, who gets to stay rooted — the fruit trees or the floorplans?

2) What Do You Know? Farms, Panels, and Petting Zoos Are Now Neighbors!

As it turns out, the sun isn't just growing mangoes but also powering homes!
Thanks to Florida Power & Light, The Redlands is anticipating the arrival of the Redlands Solar Energy Center (private rural land west of Krome Ave), a massive solar farm set to go live in 2025.
The project will provide clean energy for 15,000 homes, create over 200 construction jobs, and pump up property tax dollars into the county.
But believe us, that's not the best part.
Aside from this, the Redlands Solar Energy Center will use the farmland without paving, which can be reverted after 30 years.
The locals seem cautiously okay with it — better panels than packed townhomes, right?
Over on the tourism side, Redland farmers just had more wiggle room due to a new Miami Redland Agricultural Tourism District that lets them use up to 5% of their land for things like event barns, u-pick stands, and outdoor dining — and it's already making waves!
Top Chef winner Jeremy Ford now hosts farm-to-table dinners at his Redland farm (location private), and supporters say it's keeping farms alive without selling out to developers.
However, critics worry it's turning the area into a parking lot of petting zoos.
To calm the chaos, the county capped structure sizes and parking and slapped $25K fines for rule breakers.

3) Here's the 411 on the Redlands' Real Estate Market —

The Redlands just flexed its luxury muscles — and not with a new barn.
David Wallack, owner of Mango's Tropical Café, listed his 14-acre tropical ranch, Breezy Oaks (off SW 232nd St), for $19 million.
It has white-sand beaches, grotto lagoons, and an optional 29-acre add-on if your wallet's feeling ambitious, and while still unsold, the buyer's bound to be as flashy as the price tag.
Meanwhile, Château Artisan (25791 SW 167th Ave), Redland's castle-in-a-lake, officially sold in January for $21.8 million.
Designed by architect Charles Sieger, this 19,000-square-foot fortress has hosted music videos, weddings (hello, Dwyane Wade, and Gabrielle Union), and maybe a moat monster or two.
Buyer's name? Still a mystery, but we're pretty sure the neighborhood just got a bit more royal.

4) Ready for a NEW Hangout? We Know Just The Place!
Where: N. Krome Ave, Downtown Homestead
When: TBA
Attention, mall rats and serial "foodies!"
Downtown Homestead could be trading ghosts for good vibes soon.
We're talking about the Krome Avenue Marketplace, a mixed-use dining and entertainment hub planned for a string of vacant storefronts on N. Krome Ave.
The city's CRA is shopping the space to restaurateurs and venue owners, hoping to reel in bars, bites, and a little nightlife.
If it all comes together, Redland residents could have a new hangout just 10 minutes away.

5) Chickens, Rejoice! The Supplies Are Getting Closer

Redland's farm crew is getting a supply stop that doesn't involve a 45-minute drive!
No, this is not a drill!
Tractor Supply Co. (24625 N. Krome Ave) is setting up its first Miami-Dade location right in Redland's backyard, and the 21,930-square-foot store will stock everything from feed to fencing to cow figurines Nana would love alongside about 15 jobs up for grabs and a setup that runs on wells and septic!
This new addition is keeping things perfectly off-grid, as it provides help just down the road, whether you're raising goats or just shopping on a weekday!
The roosters may not care, but your gas tank definitely will.
