Where: SW 193rd Terrace & SW 125th Ave, South Miami Heights

When: Completion expected by Q2 2026

Here's some big news: Southland Pines is officially in the works! 

This 32-unit build-to-rent townhome project is rising near SW 193rd Terrace & SW 125th Avenue and will offer 4-bedroom, 2-story homes with impact windows, central A/C, and all the sleek finishes renters love. 

Slated to wrap up by mid-2026, the development is part of Miami-Dade's Workforce Housing program, which will provide more stylish and attainable housing options for South Miami Heights families. 

New rentals this nice, this close, and this affordable? Believe it!

AcadeMir Buys Its Own Block (And We're Here For It)

Where: 19185 SW 127th Ave, South Miami Heights

When: Purchased in September 2025

After nearly a decade on leased land, AcadeMir Charter School Prep just dropped $25 million to buy its South Miami Heights campus outright. 

That's five acres, nearly 60,000 square feet of classrooms, and 1,100 students who now have long-term stability locked in. 

Best believe this K–8 STEM-focused school isn't going anywhere — and that's a big win for South Miami Heights, a fast-growing community offering top-notch local academic options that'll make all the difference, today and tomorrow!

Faster Buses, Brighter Streets? We'll Take It

Where: Parallel to US-1, accessible from South Miami Heights

When: Happening Now!

No more crawling up US-1! 

The new South Dade Transitway is up and running, offering smoother, faster northbound rides for those commuting out of South Miami Heights. 

This rapid bus corridor zips right past traffic and plugs you into the wider Metrobus network. 

But that's not the only thing Miami-Dade has been working on for the past couple of months.

It has also been low-key sprucing up our neighborhood streets with new drainage systems and better lighting, which you'll notice when it rains or you're coming home after dark. 

Faster commutes, cleaner curbs, drier driveways, and a better glow at night? Not too shabby!

Southland Mall Is Gone — This Is What's Replacing It.

Where: 20505 S Dixie Hwy, Cutler Bay (formerly Southland Mall)

When: Construction began early 2025; full build-out over 7 years

Cue the cranes, ladies and gents — Southland Mall is out, Southplace City Center is officially under construction, and it's going to be huge. 

We're talking 5,000 new homes, a Presidente Supermarket, 500,000 square feet of shops and eats, a hotel, AND a 60,000 square-foot medical center, all wrapped into a walkable mega-project in Cutler Bay. 

In fact, the first apartment building (The Current) is already underway. 

For South Miami Heights locals, this means more jobs, more errands you can run nearby, and finally, better dining options without crossing half of Dade County.

The Heat Is Coming (and It's Chicken-Flavored)

Where: Point Royale Plaza, near SW 191st St & S Dixie Hwy, Cutler Bay

When: Opening expected early 2026

Hot chicken fans, rejoice: Dave's Hot Chicken is finally making its way to the Point Royale plaza near 191st and US-1. 

The construction kicked off in September 2025, and the Nashville-style chain is gunning for an early 2026 opening. 

Their sliders, spice levels, and cult-favorite sides are already a hit nationwide — and soon, you'll only be minutes away from making them your cheat meal of choice.
