    I've all the juicy "deets" for anyone who wants to know! 

    Stretching along the glimmering waters of Biscayne Bay, this ultra-luxurious street is a statement of style and grandeur dotted by some of the most sought-after waterfront estates in Miami Beach!  

    Here, celebrity-worthy privacy meets architectural masterpieces, yachts replace driveways, infinity pools blend into the horizon, and sunset views come standard, all while being just minutes from the city's best hotspots. 

    But just when you thought this prestigious stretch had already reached peak perfection, 2025 is here to prove otherwise. 

    This year, North Bay Road is turning up the heat with jaw-dropping real estate deals, luxe new hotels, dining scene upgrades, and exciting community enhancements around!  

     Could it be this waterfront paradise's boldest era yet? 

     Here are 4 things new to watch for on North Bay Road.

     STAYCATION-READY on North Bay Road — Two Luxe Hotels You'll Want to Check Into 

     Where: Mid-Beach and South Beach 

     When: 2025 

    If you believe a vacation should be just a valet ride away, you're in luck — two new luxury hotels near North Bay Road will make your next staycation (or upscale night out) even better!

    In March 2025, Andaz Miami Beach debuts at 4041 Collins Avenue, taking over the former Confidante Hotel. 

    The new oceanfront retreat will bring a fresh take on luxury with its private beach access, a spa, and a rooftop restaurant with sweeping views of the Atlantic. 

    The real star of the show? Three brand-new dining concepts by José Andrés promise everything from inventive cocktails to unforgettable flavors (more on this later!). 

    Whether you're here for the drinks, the décor, or the excuse to act like a tourist in your city, Andaz Miami Beach is a getaway worth checking out.

    Later in 2025, the Delano Miami Beach at 1685 Collins Avenue will make its long-awaited return. 

    Known as one of the city's most legendary hotels, the Delano is undergoing a top-to-bottom transformation, bringing back its signature Art Deco glamour with a modern refresh. 

    Upon completion, guests can expect next-level restaurants, high-end lounges, and the return of its iconic pool — because no true Miami Beach revival is complete without a little sun-soaked luxury.

     Commanding the Real Estate Market in 2025 — Meet the Latest Record-Breaking Deals Around North Bay Road! 

     Where: Across North Bay Road 

    The North Bay Road real estate scene in 2025 isn't just hot — it's scorchingly setting records left and right! 

    With jaw-dropping price tags and some of Miami Beach's most exclusive addresses changing hands, this waterfront stretch remains the gold standard for luxury buyers.

    The biggest headline so far? A $105 million estate was recently under contract, making it the priciest single-family home sale on North Bay Road — and potentially one of the highest in Miami-Dade! 

    We're talking about the 2.3-acre waterfront property at 5940 North Bay Road, which features a 19,000-square-foot mansion and a future that's already up for debate due to some swirling speculation that the buyer—developer Todd Glaser may flip it for $150M+ or redevelop it into something even grander, targeting a mind-blowing $250M list price.

    Meanwhile, in January 2025, a newly built mansion at 5970 North Bay Road sold off-market for $40 million.  

    Designed by Kobi Karp, this ultra-modern home is a Barneys New York-branded showcase for the brand's upcoming home collection. 

    The buyer, investor Anand Khubani, is now the proud owner of a waterfront masterpiece featuring a wellness center, theater, wine room, and 100 feet of bay frontage.

    And North Bay Road's celebrity factor? It's still going strong. 

    David and Victoria Beckham are rumored to expand their Miami footprint with an $80 million deal for a brand-new mansion at 4736 North Bay Road.  

    With nine bedrooms, a home theater, a private spa, and 124 feet of prime bay frontage, this sale, once again, keeps North Bay Road in the headlines.

    Guess what? Even teardown properties are commanding staggering prices! 

    In February 2025, an older property on 5060 North Bay Road sold for $25.5 million — essentially for land value alone. 

    With waterfront lots becoming increasingly rare, buyers pay premiums to secure a spot on this coveted street.

    If these early sales are any indication, 2025 is shaping up to be another banner year for North Bay Road!

     Fresh on the Menu: Miami Beach's Newest Must-Try Restaurants   

     Where: Across Miami Beach 

     When: Happening Now! (and Soon) 

    Another week, another excuse to skip cooking. 

    If you're looking for something new near North Bay Road, here's what's making waves on Miami Beach's dining scene!

     Yaya Coastal Cuisine (580 72nd St, North Bay Village) opened in late 2024 and is already a hotspot for Mediterranean flavors, waterfront views, and flaming saganaki that deserve a spot on your IG. 

    With fresh seafood crudos and whole grilled fish, Yaya Coastal Cuisine promises to take your tastebuds on a Greek island getaway — minus the passport.

    Meanwhile, José Andrés is taking over Mid-Beach with three new spots inside Andaz Miami Beach (4041 Collins Ave), set to open in March 2025. 

    While we don't have the complete menus yet, we're sure that if it has José Andrés' name on it, you can expect bold flavors, craft cocktails, and a strong temptation to try all three.

    Lastly (or is it?), Prince Street Pizza (521 Lincoln Rd) is expected to open in early 2025, and if you've never had their spicy, crispy-edged Sicilian slices, know that your pizza standards are about to skyrocket. 

    Brace yourself for long lines and zero regrets.

    Seaside bites, celebrity chef magic, and pizza that's worth the hype — whatever the craving, Miami Beach's latest lineup has you covered.

     Miami Beach 2.0 — Enhancements and Upgrades to Watch For!

     When: TBA 

    Miami Beach is bound for a glow-up, and if you live near North Bay Road, you're guaranteed some serious lifestyle upgrades, from smoother streets to greener spaces! 

    Here's what we know so far —

    The North Bay Road Greenway Project is in the works, bringing improved sidewalks, safer crosswalks, and new landscaping along the entire stretch of North Bay Road from 20th St. to 63rd St.  

    The goal? Less traffic, more walkability, and a better experience for pedestrians and cyclists. 

    Yes, peeps, no more dodging rogue joggers or weaving between parked cars— the North Bay Road Greenway Project is about making the streets greener, safer, and less of a cut-through for impatient drivers.

    Just a short drive away, the revamped North Beach Oceanside Park (79th to 87th St.) is now fully open after a $10.6 million makeover that includes new walking paths, improved lighting, refreshed landscaping, and an extended beachfront boardwalk. 

    Hit the sand, walk your dog, or enjoy an ocean breeze without dealing with Collins Avenue traffic — the new and improved North Beach Oceanside Park is looking better than ever.

    Meanwhile, in Normandy Isles, Miami Beach has turned Rue Vendôme Plaza into a pedestrian-friendly hotspot. 

    What used to be another parking lot is now a landscaped plaza with seating, greenery, and space for local events and markets. 

    It's small but still another win for making Miami Beach more livable.

    With these projects in motion, Miami Beach is looking sleeker, greener, and more walkable by the day. 

    The only question is — will it finally slow down traffic on North Bay Road?
