Here are 4 things new to watch for in Palmetto Estates.

Ready for a NEW Downtown Vibe? Say Hello to Laguna Vista!

Where: Palmetto Bay Village Center, 18001 Old Cutler Rd, Palmetto Bay

When: TBA (approved June 2025)

Attention, Palmetto Estates, young and old!

The former Burger King HQ site on Old Cutler Road is swapping its office park vibes for something much bigger: the Laguna Vista project. 

We're talking 450 new residences, 133,000 square feet of shops and dining, plus a 120-room hotel spread across sleek buildings climbing up to 10 stories. 

In short, it's a new "mini-downtown," right next door!

Not everyone's thrilled (traffic, flooding, you know the drill), but the deal was sealed after an extended legal battle, avoiding a $15 million lawsuit in the process. 

As part of the compromise, they will still preserve 22 acres of green space, allowing a little balance to all that density.

Love it or hate it, construction is gearing up, and the neighborhood skyline is about to get a major remix.

Two Bridges, Two Stories – Both Changing the Drive

Where: SW 87th Avenue at SW 164th St & SW 136th Street at C-100A Canal

When: Late 2025 to early 2026

Life in Palmetto Estates has always come with some traffic calculus — do you brave US 1, detour through backroads, or leave 15 minutes early and hope for the best? 

Well, the equation is about to change, because not one but two new bridges are under construction, each promising a different kind of shortcut.

The 87th Avenue Bridge (SW 164th St) is the controversial one. 

Years of lawsuits and resident protests couldn't block it, and now, Miami-Dade is spending more than $5 million to push it across the canal. 

A contractor with a rocky history and even a tragic worksite accident has clouded the project, yet by 2026, it's expected to open and connect neighborhoods that some say should've stayed separated. 

For those south of the canal, it's a long-awaited link, yet for those north, it might feel like an unwanted invasion of traffic.

The SW 136th Street Bridge (C-100A Canal), on the other hand, is the neighborhood favorite. 

Palmetto Bay and Pinecrest are losing sleep to build it faster, with crews pouring the bridge deck in the dead of night to keep daytime drivers happy. 

When it opens in November 2025, it'll finally stitch together a continuous east-west route at 136th, giving US 1 a breather and Palmetto Estates drivers a smoother hop into Pinecrest.

Two bridges, two very different stories — but either way, your daily drive is about to get rewritten.

Pickleball Fever Gets an Indoor Home

Where: Palmetto Bay Park, 17535 SW 95th Ave, Palmetto Bay, FL 33157

When: TBA, approved July 2025

Who says you can't beat the Miami heat? Palmetto Bay is about to prove otherwise with a brand-new, climate-controlled playground for the fastest-growing sport in America: pickleball.

In July, the Village Council gave a narrow 3–2 thumbs-up to Diadem Sports' plan for the area's first indoor pickleball facility, finally giving enthusiasts a chance to rally year-round without melting under the sun or dodging those daily summer downpours. 

The future complex will be on a village-owned parcel at Palmetto Bay Park and promises state-of-the-art courts designed by Diadem in partnership with a local builder.

Officials are calling it part of a bigger push for wellness and recreation, but let's be honest — it's also a lifesaver for everyone who's had their doubles match washed out by a 3 p.m. thunderstorm. 

Once it opens, Palmetto Estates residents can trade sticky outdoor sessions for cool, all-weather play.

Looks like the dink game just got a serious upgrade.

No More Packed Waiting Rooms? We'll Take It!

Where: Jackson South Medical Center, 9333 SW 152nd St, Miami, FL 33157

When: 2025

If you've ever sat in a crowded ER clutching your phone like a lottery ticket, hoping your number gets called before sunrise, this update is for you.

Jackson South, the hospital just west of Palmetto Estates, is having a major transformation. 

By the end of 2025, it'll boast a brand-new five-story wing and a revamped emergency department designed to handle more patients with better waiting times. 

Add in upgraded cardiac care facilities, and residents won't have to drive across the county when heart health is on the line.

It's all part of Jackson Health System's mission to bring advanced care closer to suburban neighborhoods. 

For Palmetto Estates locals, that means more beds, faster service, and one less reason to dread a trip to the hospital, because healthcare should never feel like a road trip.
