And right now, what's already here and taking shape just beyond its walls—from notable luxury sales and new dining worth crossing US-1 for, to walkable green infrastructure and a rising mixed-use hub nearby—confirms that it continues to benefit from thoughtful growth without sacrificing its sense of privacy or place.

Here are 4 things new to watch for in Bay Heights.

Bay Heights Is Doing Just Fine — This Sale Confirms It

Where: 58 Bay Heights Dr, Miami, FL 33133

When: Late 2025

If you've been wondering whether Bay Heights' luxury momentum has cooled—this is your answer.

In September 2025, a five-bedroom modern residence at 58 Bay Heights Drive closed at $5.999 million, marking one of the most significant sales the neighborhood has seen in recent years. 

It may not have shattered records (Bay Heights' peak is still the $7.2 million sale in 2024), but the message was loud and clear: demand in Bay Heights isn’t going anywhere.

What makes the sale even more telling is the context. 

At the time, Bay Heights had just a handful of homes available, with roughly eight listings spanning the low $2 million to the mid-$8 million. 

Limited inventory paired with serious buyers has kept pricing firm—and in many cases, climbing—even as other parts of the market experienced hesitation.

For sellers, this reinforces Bay Heights' position as a neighborhood where quality listings continuously command attention. 

For buyers, it's a reminder that opportunities in Bay Heights are scarce, competition is real, and waiting often means paying more later.

Bay Heights, Meet Your New Favorite Route

Where: SW 24th Ave to SW 27th Ave, Coconut Grove

When: November 2025

If walkability, green space, and car-free connectivity are high on your list, the new three-block segment of The Underline will hit close to home—literally.

Officially opened in November 2025, The Underline now extends all the way to SW 27th Avenue at Coconut Grove's northern edge, as part of a $150 million transformation beneath the Metrorail, and brings the project one step closer to fully linking neighborhoods like Bay Heights to Coconut Grove, Brickell, and beyond.

Known as the Inter Grove Gallery, the newly completed section spans 150,000 square feet and introduces amenities designed for daily use, such as green seating areas, a bocce ball court, bike-share access, and space for rotating farmers markets and pop-up events. 

The ribbon-cutting on November 1, 2025, was attended by state and local officials, including District 2 Commissioner Damian Pardo, who represents Bay Heights.

This expansion means walking or biking into Coconut Grove—or heading north toward Brickell—can now be done via a safe, shaded, car-free route. 

With the final Coconut Grove segment toward Douglas Station expected by mid-2026 (including features like an urban beach-style seating area and a dog park), The Underline is quickly becoming a quality-of-life upgrade that directly enhances how Bay Heights lives, moves, and connects.

Here Are A Few New (Delicious) Reasons to Cross US-1

Where: Coconut Grove

When: August to November 2025

Crossing US-1 has recently become far more rewarding for residents of Bay Heights, thanks to a small but standout wave of new dining spots on the Grove side.

Leading the charge is Aiko & Mumu (near Grove Central on SW 27th Ave), which opened in August 2025 and immediately gained hype for its compact size and high-impact menu. 

Known for Japanese sandos on house-baked milk bread—pork katsu, soy-marinated egg, and other carefully layered combinations—the shop also offers chef-driven bento boxes with sushi and donburi bowls. 

It launched with lines out the door and has since settled into reliable favorite status, especially for quick lunch runs that still feel like a treat.

A few minutes deeper into the Grove, inside the iconic bookstore, Banh Vietnamese & Boba (265 Aragon Ave) brought banh mì and bubble tea into an unexpected yet fitting setting in late 2025. 

Opened by two young chefs—including a University of Miami alum and a Chopped Junior winner—Banh offers a focused menu of four banh mì options, from classic pork to a French dip–inspired short rib, paired with playful, well-balanced boba drinks —casual, unfussy, and perfectly aligned with Coconut Grove's indie character.

Then there's Chèvre at Ziggurat (Fuller Street at the Ziggurat sales gallery), a November pop-up that became a preview of what's coming for the area. 

A second outpost of the cult-favorite Shenandoah cheese shop, Chèvre serves its signature gourmet sandwiches—such as Frenchman with comté, Parisian ham, and butter on a baguette—alongside curated wines for tasting. 

Weekend events, including wine tastings and fondue nights on the temporarily closed street, turned the space into an easy neighborhood hangout well before construction on the larger Ziggurat project begins.

Good food, interesting concepts, and new favorites remain only minutes away—and now, crossing US-1 will never feel like a detour.

Attention: All Eyes on This New Hub Next to Bay Heights, Please!

Where: Grand Avenue, Coconut Grove

When: December 2025 (Financing secured)

Something noteworthy is officially moving from concept to reality just minutes from Bay Heights—and it's a project that will reshape your daily routines in subtle but meaningful ways.

In December 2025, Ziggurat secured a $138.5 million construction loan, clearing a major hurdle for the long-anticipated mixed-use development planned along Grand Avenue. 

The project brings together 18 boutique residential units, a five-story office building totaling roughly 100,000 square feet, and 45,000 square feet of retail, all arranged around landscaped courtyards designed to feel walkable, open, and woven into Coconut Grove's fabric.

One element already drawing attention is the rooftop restaurant and lounge planned atop the office tower—an amenity that hints at Ziggurat's role as a gathering place locals will soon frequent on weekends. 

The design, led by architect Chad Oppenheim and inspired by ancient stepped forms, gives the project its name while keeping the scale compatible with the Grove's leafy, low-rise character.

There's also a neighborhood upgrade baked into the plan. 

As part of the development agreement, the adjacent Kirk Munroe Park (3101 Florida Ave.) will be renovated through a public-private partnership, bringing refreshed green space and added value to the surrounding area.

With construction expected to begin in late 2025 and completion projected for 2028, Ziggurat is a "watch this space" moment for Bay Heights residents—promising new dining, shopping, and office options close enough to enjoy, while keeping the neighborhood's quiet, residential feel alive.
