     What's new in West Kendall?   

    I've all the juicy "deets" for anyone who wants to know! 

    This thriving piece of suburbia, once a hidden gem playing "backup singer," is now ready to steal the show! 

     Warning: this is no run-of-the-mill performance, so prepare to be amazed! 

    Today, West Kendall challenges Miami's finest in a dazzling showcase of all things NEW — upcoming luxury developments and hospitals (with new hospital expansions!), a rising all-in-one destination, and new dining and essential spots! 

    Yes, peeps, this "sleepy" suburb has woken up, determined to leave everyone in AWE!

     Here are 4 things new to watch for in West Kendall.

     New Developments Are Setting the Stage for a Spectacular Transformation!  

     Where: across West Kendall 

     When: 2024 and beyond 

    Here's a treat for all those looking for new digs in the 'burbs!

    Scratch that — we meant TREATS (yes, in plural form) because West Kendall isn't just welcoming one new development but four!

    Say hello to Alexan Kendall (9501 SW 137th Ave.), an expansive 20-acre development set to offer 576 luxury apartments (in its initial stage) and another 224 units planned for the second phase.

    Purchased for a whopping $29.4 million by Trammell Crow Residential, with MSA Architects as the lead architect, as part of the proposed West Kendall Town Center (know more about this highly anticipated addition as you read along), Alexan Kendall's groundbreaking began in 2021 and will finish construction in summer 2024.

    According to sources, amenities in Alexan Kendall will include a 6,617-square-foot clubhouse, a swimming pool, a state-of-the-art fitness center, a dog park, and 969 parking spaces, with an additional 76 slots for electric vehicle charging.

    Another new development to watch for is the Shoma 88 (9595 SW 88th St.), a 28-story rental development home to 405 rental units (with 40% designated for workforce housing), set for the first quarter of 2025.

    A masterpiece by the collaboration of Shoma Group and PPK Architects, Shoma 88 will offer luxurious amenities, including a rooftop pool, sauna, a business center, and a kids' playroom.

     Altra Kendall (9501 SW 137th Ave.), set to be completed by Summer 2024, is a 342-unit rental development that began construction in 2021 by the geniuses at The Altman Companies.

    Upon completion, this rising new community will feature coveted amenities, including a resort-style swimming pool, a fitness center, a yoga room, business centers, a virtual high-tech game room, and a dog park.

    Last but not least is Kimco Realty's apartment development (11800 Mills Dr.) at The Palms at Town & Country, said to be completed in 2024, that will offer 630 units, 13,000 square feet of retail space in one building, and 22,000 square feet in another.

    Although no updates have been made available as of this date, we're still pretty hopeful that we'll see these two 12-story buildings rise near the shopping mall we all know and love!

     Breaking News: West Kendall's Healthcare Revolution is Finally Here!  

     Where: across West Kendall 

     When: Happening Now! 

    Yes, folks, you read it right!

    If you're a West Kendall resident, you probably already know about West Kendall Baptist's (9555 SW 162nd Ave.) clinical expansion last year, which gave locals a new four-story, 126,000-square-foot tower, significantly enhancing its capacity. 

    The expansion also produced 35 additional emergency department treatment rooms, 70 new observation/inpatient beds, and expanded imaging services to meet the growing healthcare needs of the West Kendall community.

    But that's old news — at least for most of you!

    What we're excited about is Baptist Health South Florida's ambitious project right here in West Kendall!

    Set to be completed in late 2024, the new Baptist Health South Florida — West Kendall Medical Hospital, which will be adjacent to West Kendall Baptist Hospital, will offer 215,000 square feet of medical spaces and 70,000 square feet dedicated to educational facilities and... 125 hotel rooms?

    Well, that's what we've heard!

    It's not all that shocking since the said expansion is part of (yet again!) the upcoming West Kendall Town Center, so we're pretty sure this unique combination will make sense once we see it in the flesh at the end of the year!

     Get Ready: West Kendall Town Center is Rising (ALMOST!) 

     Where: SW 88th Street, SW 158th Avenue, and SW 162nd Avenue, Miami, FL 33196 

     When: 2025 

    Now, let's give it up for the update you've all been waiting for!

    You've seen this name in most of our West Kendall news bits, which means we probably hyped it up to the maximum.

    No worries, though!

    It deserves all the clout because the West Kendall Town Center project will revolutionize West Kendall and bring along 32 acres of commercial spaces and residential units!

    Set for 2025, West Kendall Town Center is an upcoming development by KTC SW 88th St LLC and Behar Font & Partners that will offer 490,000 square feet of commercial space and 224 rental units, seamlessly blending retail, dining, residential living, and public spaces.

    We're talking about a vibrant hub where you can shop, dine, work, and live amidst a dynamic mix of retail stores, trendy restaurants, and essential services!

    Not to mention that West Kendall Town Center will also have sought-after amenities like a community health center, an outdoor movie theater, and a picturesque lake!

    What's not to love?

    We know we're already hooked, and it's not even here... YET!

     Fresh Flavors and Fabulous Finds: The New Arrivals of The Palms at Town & Country!  

     Where: 11800 Mills Dr, Miami, FL 33183  

     When: Happening Now! 

    If you think shopping around West Kendall couldn't be better, you're in for a surprising reveal!

    It seems like the folks at The Palms at Town & Country thought you needed more options on top of its massive collection of shopping, dining, and essential services, so they came out with a few new additions to keep you wanting more!

    First on the list is Chef Adrianne's (11715 Sherry Ln), a restaurant offering a fresh take on American cuisine that opened in January 2024.

    Then, there's Nordstrom Rack (8525 Mills Dr.), a big-name retail store with an extensive range of fashion and accessories, all at unbeatable prices, welcomed by The Palms at Town & Country in March.

    Of course, let's not forget EōS Fitness (8400 Mills Dr.), a mega gym and fitness center that opened in February, offering state-of-the-art workout equipment, classes, and amenities to keep you feeling great and in shape!

    Are there more in the works?

    Considering this fast-paced trend, we won't be surprised to see new "faces" at The Palms at Town & Country, and we'll be all for it!
